Well-maintained, but there are problems

Compared to many of the Baron Properties I have checked on this site, the F-R seems to be one of the better ones.

My neighbors are quiet, my place is comfortable, and the building secure.

- However, expect to pay at least $50 a month for your "share" of the gas - regardless of your actual use. The radiators cannot be controlled at all and are usually cranking out way too much heat. So I pay over $50 a month--even in the winter--for heat, when I have to keep my windows open all day every day anyway.

- The water/plumbing situation is another problem. Since August 2004, there have been two weekends when there was no water available AT ALL :( Unacceptable.

- Parking is another pain in the a**. I won't even bother, as this problem is not unique to the F-R.

- There is no elevator, which can make your move one hellish experience.

- Should you be facing Sherman street, expect to deal with all kinds of The Church (nightclub) nonsense: public drunkeness, hollering & screaming, actual fighting in the street, honking, blaring stereos, and complete B.S. EVERY SINGLE WEEKEND. Not too bad with the windows closed, but if it's hot or if you're a troubled/light sleeper anyway, you will hate this.

Maintenance is timely & reliable.

Lori is quite friendly & helpful.

-Utilities are a complete rip-off, however.

I do not plan to renew my lease here.

If you document or can have other neighboors verify the fact that the water was not working you can break your lease. It is illegal for them to NOT provide water at eny time to their tenents. Look up the tenet/rental laws.
