I have been living here for two and a half years. 1 year under the new management, and 1.5 years under the old management. I loved living here under the old manager, but did I ever find the time to post here about it' No. But here I am coming here to ----- now that the new owners have made me want to move. Apparently, the group of investors that came in and bought this building overpaid because they are desperate for money. The first thing they did was increase the rent, then they made us pay for utilities, and now they are raising the rent again. In total, my rent has increased by $85/month in the past year. They have also gone REALLY cheap with the heating (the temperature in my apartment is probably 60 degrees as I write this). We have steam heating here, and it only works when the boiler in the basement is turned on. The new management only turns it on when it would be ridiculous not to. Its so cold, somebody down the hall from me had bought a plug in heater.

This is my summary from the 2.5 years of living in this building:

LOCATION:
By far the best thing about this place. It is a couple blocks from 16th St. Mall and a couple blocks from the Fillmore and the Ogden. Its also an easy bike ride to Wash Park.

PARKING:
For on-street parking it is pretty good. 19 times out of 20 I get to park on my block. Unfortunately, on street parking means you must deal with Denver's parking scams. They ticket every car on the street from Colfax to 20th twice a month during the warm months. I've also gotten three tickets because they did not look for my permit in my windshield. They also will ticket you for being a foot beyond the the no parking sign. The late fees are disgraceful. I once had to pay $230 for $60 worth of bogus tickets that I was planning on fighting. I didn't think we elected Boss Hogg as mayor, but apparently we did.

NOISE:
There are a few noisy people here, but this place has good soundproofing. The walls are solid as can be and finished with plaster instead of drywall. If the doors didn't have glass panels this place would be really soundproof.

COMFORT:
Comfort is not good. This place is freezing cold in the winter, hot as hell in the summer, and has a tiny kitchen and a cramped bathroom. The kitchen barely has enough counter space to pour a bowl of cereal, and the stove is too small to put anything in. The hardwood floors are old and warn, and the flooring in the kitchen and bathroom is ghetto. The living space is cramped. What's really unfortunate is the really old and really small windows that negate what would be an awesome view of the capital building and cash register building. The balcony is scary to walk out on and too narrow to get good use of.

RANDOM QUIRKS:
- The comcast digital cable does not work in this building. After 5 or 6 service calls I had to cancel.
- The back alley is home to many bums who like to urinate by the back door. I always hold my breath before I get close to the back door.
