I lived in this apartment from February to July of 2008. The office staff was nice, the rent was cheap, and the quality of the apartment seemed to match the price without being too terrible. However, I'm VERY GLAD I only signed a 6 month lease. Neighbors are ridiculously noisy and rowdy (though some of them /are/ very nice), and it seems the version of daycare in the area is to let your kids run free unsupervised all day screaming in the courtyard. On one hand, this could be good (if you have kids); otherwise, stay away. These kids punched animals, ran down stairs and stepped on your toes, hung off the balconies, tried to walk into your apartment, smoked at the age of 8, and cussed constantly. I'm talking between the ages of 5 and 15, and more than two dozen in numbers pretty frequently. They are kids, though, and they do seem to enjoy the unsupervised play. In the past two months alone I have had to witness Denver Police taping off apartments in my building alone on three different occasions; occasionally my car has been part of the crime scene because it was near a car the police were investigating, doors were knocked on across a whole row in the middle of the night for questioning, blood stains (puddles) were not cleaned up for two days straight, and I don't walk down the stairs on one corner of the complex because of the intimidating looks presumable drug dealers give you when you walk past. The complex /is/ good for a few good stories, but in regards to peace of mind you have none. They have been doing continuous loud renovations, which is upping the price as well. The exteriors seem to be getting redone with new paint, roofing, and sidewalks. Interiors seem to be renovated with new management at this point. My apartment's interior is ridiculous, though. The entire place smells like wet dog (I attempted to steam clean it a second time myself, but it only made the place smell worse... the dog hair was even painted into the edges of the walls when the last tenant moved out), the air conditioner unit is moldy, the dishwasher is literally falling apart and they wouldn't replace it, holes are poorly patched everywhere (I could have done a better job at 10 years old), walls are THIN so you can hear everything, carpet is pulling up, windows have no locks and are easily broken into (some people even have clubs inserted to try and lock the windows), and closets and blinds don't work well. These are all listed on my entry inspection, and only the important things were requested as fixed. The maintenance guy was very sweet, though. There was a serious problem with hot water (scalding to freezing within a second or a millimeter touch of the spigot in the shower), and the washers and dryers were poor quality in that they didn't dry fully and had no ability to use liquid fabric softener. You are required to pay xcel separately, and there's a flat rate of $80/month attached to the rent for everything else because the building is shared with utilities (which is a ripoff).
