Here are several reasons not to live at Peppercorn Apartments. Before I begin, when I moved into this apartment complex in December of 2002 the quality of the complex has quickly deteriorated since then.
1) The rents have quickly come down since December of 2002. So has the clientele. They now accept section 8 and pretty much any resident that can scrape 2 nickels together. The dog restrictions are very lax here as well. You can have almost any dog except pit bulls.
2) Don't believe the lies. Ok, there is no fitness center and there never will be. Their ads say a fitness center is coming soon. Yeh wait another 10 years. If they tell you that each apartment has its own water meter, they're lying. You will pay on average $25-$35 for water regardless of how much YOU really use. You will pay for everyones water usage even the complex's when they water the grass every day.
3) 24 Hour Exceptional Maintenance. Whoa what a big lie. Maintenance here is terrible. If they do come to your apartment don't expect anything done right the first time!
4) Energy Efficient Apartment Homes. REALLY BIG LIE! They havent caulked the windows or sliding doors in years. Your electric bill will run between $110-$130 a month in the summer. Don't get a loft apartment, in order for your whole apartment to cool they will have to install a separate wall AC in the loft. Also don't get a loft because they're useless. None of the lofts have cable or phone outlets. Plus the skylights in the lofts have a tendency to leak when it rains.
5) Child Friendly. Ok that's a truly incredible lie. Don't let your kids play on the grass because they'll step in dog poop. Oh keep em off the sidewalk too, cuz there's dog poop there also. The parking lots are not cleaned of glass or other garbage. Mounds of dog poop are everywhere! There was also a shootout several weeks ago in the apartment building across from mine. The cops pay regular visits because of domestic disputes.
6) A cozy apartment community... Ok cozy if you like to live in broken down dirty buildings. The buildings need power washing and complete overhauls. There are sections of buildings that are just falling off and rotting away. Building 10 has rat traps hanging from the sides because of holes in the wooden siding. A recent water leak took 4 days to repair. The last time the parking lot was paved was probably 1990. There are potholes and pits every few feet with faded lines to park between. OH, if you live on the third floor you're going to love the rumbling and loud noises coming from the air conditioners which all sit right above the 3rd floor apartments. And since the AC units are 20 years old...they run constantly.
I would never rent from an Omni Properties community again. Kathy is the general manager of this community and she's pretty much incompetent. Go elsewhere. If you want a truly nice apartment go further up Grant Street or head further north in Thornton. I'm moving out in December!

The entries regarding dog feces is especially correct. I have complained about specific dogs several times in the past few weeks, and still have the pleasure watching the dog poop in front of my patio door. The owner, who is supposed to have the dog on a leash, is not to be seen. Ugh
