Pros -
- Friendly staff
- Available parking
- Prompt maintenance
- Non-upgraded apartments are cheap for the area
- THICK walls means you won't hear your neigbors
- Hallways kept neat & clean
- Decent apartment layouts (except for the 2 bedroom 1 bath)
- Safe (security guard at the front desk most of the time, no bums in the building, etc)
- Location, location, location
Cons -
- Most Parking spaces are TINY
- Not a lot of storage space
- Small apartments (except on the 2nd floor, where I am :-) )
- Dated fixtures in non-upgraded apartments
- Pricey for the upgraded apartments
- Recent interior re-paint done in weird colors and apparently on the cheap (i.e. no sanding/prepping of doors before painting)
- Pool way too small considering there are over 400 units in the complex
- Frat boy mentality of some tenants
- Gym is crappy (though they are supposed to be upgrading it)
- Notices of power/water work etc. are slipped under the door, sometimes the day of or immediately before the work is done or they shut off utilities
- New owner changed some popular policies (like 24/7 package pickup to only pickup during business hours, $25 lock-out fee after business hours when it used to be free)
- Prices going up - from $1065 for our 2bed/2bath when we moved in 6/06 to $1190 if we want to renew in 12/08
I know it looks like my list of negatives is bigger, but my experience living here was definitely positive. It's just easier to remember all the minor annoyances than the little pluses. A buddy and I moved in during June of '06 and have renewed a couple leases since then. My apartment is pretty nice, with a functional layout and REALLY nice balconies (only available on a few 2nd floor units), but dated appliances, carpet that stains if you look at it wrong, and thin paint on the walls. I never hear my neigbors, except on very rare occasions if the upstairs apt. is playing music really loud. I do get some street noise (especially sirens, damn them), but that's unavoidable if you want to live in this area. All of my maintenance requests have been taken care of within 24 hours.
I lived through the ownership change, the power outages, fire alarms, broken garage entries, broken front door buzzer, and brown water experiences you might read about in the other reviews. Aside from the brown water -- which was quite disgusting and took way too long to fix -- I feel like the management has done a pretty good job of fixing problems within a couple days and at least TRYING to keep them from happening again.
They've also got a lot of grand plans for upgrading the gym (and moving it to where the current clubhous is, I think') putting some water features in the main lobby, and some other random things. I keep hearing this is supposed to happen "SOON," but nothing has happened yet.
I may end up leaving here because I am moving in with my girlfriend, my buddy wants to stay in our current apartment with a new roomate, and the girlfriend and I probably need more space than the smallish 2 bedrooms on the other floors. But if you take a look at the apartments and they fit the space you need and your budget, this is a pretty good place to live.
