Not great, not awful, but I would recommend elsewhere

I lived at Courtney Downs for 13 months. I am still waiting for my deposit a month later, and they closed the office early on that last day of the month!

Aside from that, I chose Courtney Downs because I worked only a mile and a half away. Location was great for work, but awful for everything else. I liked that they took large dogs and had a washer and dryer in the unit.

As for the complex, it is regularly maintained, but they don't enforce leashed dogs (although lots of notices went out to people about it) and cleaning up after pets. Being a dog owner, these people are the ones that ruin it for responsible pet owners.

The trash issue may not seem an issue, but after hauling stuff across the complex and seeing the mess left around it because it was constantly full should be a warning sign.

Also, parking is not convenient. I would often have to park at the far end of my building just to find a space. There is no defined resident/visitor parking spaces. And if you want a garage, good luck. I was on a waiting list, and when it came available, it was on the other end of the complex!

As for the apartment itself, it looks nice and has a good layout, but the walls are paper thin and my neighbors confirmed that they could hear me in my bedroom as easily as I could hear them in theirs!

The kitchen doesn't have any drawers wide enough for a standard silverware tray. Storage in the kitchen is not good.

The water problem everyone talks about is pretty nasty. It is true all around this area of town though - not just a Courtney Downs issue. There is a lot of mineral problems that will ruin your plates and glasses, and God forbid what it does to your insides. I highly recommend filtering your water in Arapahoe county.

I never had a problem with staff, as they were usually courteous to me, so I can't complain about anything there.

The surrounding area does provide a nice walking/bike path along Cherry Creek and there is an ecological park that offers a nice get away.

Overall, I can't recommend living here, but if you have a choice, stick with one of the units above the garage for no shared walls and keep your private life private. That is what eventually led me to make a change.
