Pigeon Infestation and Unhelpful Office Management

I lived here for three years. While I loved my apartment (1br/1ba w/dining room), I found that it just was not worth it to live here. I had a number of friends who lived here over the time I lived here, and each of them had to get out! Two broke their leases!
The office staff is soooo unhelpful. As for the easy things, such as changing filters, they will get it done. But if it's anything more (i.e., fix a leaky sink (over and over again 'til they got it right on the fourth try), caulk the sink (took over a month to get done after 4 requests and speaking to the district manager), etc.) you have to hound them, and even then it's not necessarily going to get done, or done right.
Furthermore, for the last year I lived there (just moved out), the community seems to have a huge pigeon problem! Decks get covered in pigeon feces, and they make tons of noise all the time (waking you up). Terminex comes out, but the poison/grain they put out is useless, and meanwhile the office isn't willing to do anything more to solve the problem, whereas my new landlord Uptown is more than happy to put spikes up to prevent the pigeons from landing.
Also, lots of solicitors come to the complex and paper your doors and cars. Kimberly Woods (apt. complex at the back of the Marks) is not very safe, and has a lot of trashy residents and domestic violence incidents. The Marks had maybe 4 big incidents while I lived there, aside from the drunken college boys knocking on my door sometimes because they couldn't remember who they were or where they lived...
I do give them props for the double-paned windows, central air, and washer and dryer.
