I feel as if some of the reviews here are inspired by revenge and aren't truthful so I just wanted to tell anyone thinking of moving here the exact situation.

Pros:
- Location is fantastic
One block from movie theaters.
One block from safeway (2 from albertsons)
Lightrail is a 15 minute walk away. A pleasant walk, or 2 minute drive.
One block from Fiddlers Green concerts
Two blocks from Barnes and Noble.
Close to I-25.
One block from starbucks
Public library 3 blocks away
- Lots of storage space. A walk in wardrobe, laundry room, pantry, etc
- Stratford station is quite attractive and green with trees and grass everywhere.
- I live in a renovated apartment for $700 a month. The inside looks quite nice with new carpets, cupboards, benchtops and bathroom.
- People coming to my apartment always say how nice it looks.
- Neighbours are ok
- Not much noise through walls etc. Very quiet. I live on the top level so maybe it's different on lower levels.

The bad stuff:
- The renovations were fairly cheap and some of the items have broken immediately.
eg Two of my inside doors have fallen off their hinges and need fixing.
The plumbing is clogging and the bath/sink are very slow to empty. 5 mins or more.
- Maintenance is slow and unresponsive.
- Doors don't fit in frames properly. People can see into the bathroom through the gap between door and wall.
- The balcony floorboards are widely spaced and people below can see up through them and vice versa. Get some sort of covering.
- Parking is outside for 99% of residents so you get nervous if there is hail around.
- Dog barking is the main noise issue. I wish they'd get rid of the dogs.

Myths from previous reviews:
- Some people here have been writing about rats etc. These aren't true. Rabbits and Squirrels yes. As far as I'm concerned there aren't any rats. Rats chewing cars' I think these stories are madeup revenge to be honest.
- Slumlords - Management are courteous (note - young and attractive girls) .
- Dog poop - most of the tenants are dilligent. Not an issue.

Summary:
A nice place. Good value for money. Cheap. Great location.
I will probably renew unless they increase my rent.

SORRY TO BURST YOUR NAIVE BUBBLE: To all of you who think there are no rats, you'd better take a CLOSER LOOK!! I HAPPEN TO BE THE PERSON WHOSE CAR WIRES AND ENGINE WERE EATEN BY RATS, COSTING ME SEVERAL HUNDRED DOLLARS TO REPAIR!! If you think this is just B.S., call Big O Tires on Arapahoe Road and ask them about rats chewing engine wires in cars from Stratford Station and the cars they've had to fix. They gave me back to cords/wires to PROVE THE WIRES HAD BEEN CHEWED AWAY BY RODENTS. I called the Health/Housing Department, WHO CAME OUT AND AGREED WITH ME, THAT THEY DON'T PUT OUT TRAPS like they should!! Probably that's the reason they fired that "rat------" Marilyn, who refused to do anything about "RATFORD STATION", until I did something myself!! Don't be so quick to call somebody a liar, or just "making up stories", until you know what the HELL YOU'RE TALKING ABOUT!!! So much for your "myth"....I AM the myth you all have been talking about! I have never been happier since I moved from that GHETTO, along with other residents that couldn't take it anymore!! 1. I was there when one (almost 3) Apts burned down...BECAUSE THEY HADN'T HAD A CHIMNEY SWEEP OUT IN YEARS! This, by the way, came directly from the South Metro Fire Marshall!!! (again, I urge you to call if you still BELIEVE THIS IS JUST A "MYTH"!!!) 2. The rats ARE as big as cats. I took a picture of a dead one RIGHT AT THE ENTRANCE (too perfect!) and it took calling the Health/Housing Department before anything was done!!!! Bottom line...DO NOT MOVE INTO "RATFORD STATION" YOU WILL BE SORRY!!! This is Centennial/Greenwood Village after all, there are dozens of really nice, rat-free places to live.

I'm happy for you both you haven't seen rats but they WERE there - they ate out my friends car engine in spring of 2008 and 4 other residents saw them, so that WAS a truthful review. Fortunately the Rat------ Marilyn who mis-managed the property at that time is gone, so maybe hopefully that is why things are improving for you.

To: "Angry rat person". Holy $hit,you sure are an angry person. GO ON WITH YOUR LIFE AND STOP DWELLING ON THE RATS!!! Why do you obsess over this??? You sure can't let things go. I sure would hate to be your neighbor. I highly suggest anger management. Maybe you are the rat, thus why they are gone now (still have never seen a rat after 3 years). PS - LIAR. :-)
