We have an 1100 sq. foot, 2 beddroom, 2 bathroom unit. Our rent is $785 with our garage. Recently, the management sent us a letter saying that our rent would go up to $880 in May for a four month lease. After that it would increase to $965 plus $75 for the garage. We found a 1500 sq. foot, 2 bedroom, 2 bath, 2 car garage town-home for $890/month for 12 months. The math wasn't difficult.
The new managers are very immature, unprofessional, and power-happy. They think the tenants work for them. They leave nasty little notes around the complex with outrageous accusations and expectations. Recently they put a dozen or so signs at the mailboxes that insist that all cars be removed from the parking lot by 7:45 am on 3-29-07 so that the parking lot can be cleaned. THE WHOLE PARKING LOT! Not this section one day, and another the next. THE WHOLE THING! AT 7:45am! Vehicles will be towed at owners'expense. Don't we pay for the use of the parking lot' The first week the new management was here they left a note on our door stating that we owed $60 in back rent and that if it wasn't paid in full by the end of the week that they would start the eviction process. I couldn't figure out what they were talking about. When I went to talk to them they said "we actually don't know how much you owe because there aren't adequate records. We just wanted you to come over so we could ask." Then why are you threatening eviction'! Why didn't you just ask'! It turned out that a single water payment of $20 hadn't been paid months before. We are pretty sure we paid that, though. We decided just to let it go. When we gave notice they insisted that we owed them $2000 for our early termination fee, but our contract said $300. They said that it didn't matter what our contract said. We fought them and they called their lawyer. It is, in fact, a $300 early termination fee. Then they didn't even apologize for the hassle of arguing about it. They came dangerously close to breeching the contract! They don't ask questions. They just charge in and as a consequence, they make themselves look foolish. They are so unprofessional in the way they act and the way they deal with customers. There are dozens of empty units here. I have never seen it this empty. The property is adequately constructed and very quiet. It's just too bad that the unprofessionalism and incompetence of the staff ruin it. We have been here for three years and have had three managers. We got along wonderfully with both of the others. We have always paid our rent on time and have not been a bother to anyone. We are not trying to get revenge after they caught us doing something wrong or forgot to pay our rent. We are just trying to warn you. We are both management professionals who want to quietly live our lives with as little hassle and drama as possible. If you want the same, we recommend that you look elsewhere. The Argyle is too expensive, poorly run, and just overall, not worth it.
Added March 29th, 2007- So we all parked our cars up to blocks away from our apartment--including the elderly--and then they didn't even do the work they said they would do! Will we need to clear the parking lot again' Yes! There are new signs up all over the mailbox area saying that we will all need to move our cars again on the April 13th. You have 2 options to break your lease. You can pay a $300 reletting fee and be held responsible for rent until we get it re-rented or pay a buyout fee of either $1500, 2000, or 2500 depending on the size of your apartment. It's cut and dry. People need to listen more carefully when we go over the leases with them.
Every spring after the winter we must blow away the debris and gravel in the parking lots. It was canceled the first time due to bad weather. I know that some people expect me to have direct contact with God. Would you like to have gravel all over the property for the remainder of the year? You have no idea of what goes on in the running of a property.

that still doesn't explain why they would raise the rent by $200/mo. It would seem that if you were a good tenent they would want to keep you, nobody gets a $200/mo cost of living raise at work. It would seem almost engineered to kick you out. The next people that move in will probably get adeal, not pay 960 bucks.
