We were thrilled to get into your apartment complex at 1640 Kirkwood as it was very attractive upon initial preview. However, after living here for a month our refrigerator died leaving us with $200 worth of spoiled food. Our property managers would only reimburse us $100 of the loss saying, "you put to much food in your freezer." The second month our washer in the apartment died. After two weeks of trying to get the washer fixed we were told it would be fixed or replaced by the following Wednesday. Since a maintenance person did show up and did something with it, leaving it unplugged and not leaving any instructions to not use it, we presumed the problem had been resolved. Unfortunately, upon use of the presumably fixed washer our apartment was flooded. The carpet people were brought in and we were required to move much of the furniture in the bedrooms. Looking over I saw the maintenance man and the owner of the carpet company had picked up a desk, complete with computer and monitor on it. When the desk was picked up the shelf the computer was sitting on broke, and the computer hit the ground bending the power supply. We were told that we would not be able to use over half of our apartment for two to three days. After two days we called because we had received no word from the property managers or the carpet cleaners. We were told that it would be another day and several baseboards were removed to aid in the drying process. Also we were told the carpet company would ?float? our carpets (a process which includes ripping up a portion of the carpet and placing a blower fan under it). The next day we called again asking when the apartment was to be done, we were told one more day. On the sixth day we called to find out what was going on and were told the carpet people would be at our apartment within the hour. Upon not hearing anything we called back in two hours and never received word. When talking with the assistant manager that night and the carpet people, we were told that when the carpet people arrived the office was closed. An employee of the carpet company stated he went to the office three times during the day and was unable to meet with anyone. The carpet people talked to the office person late in the afternoon. The office person said that she would get the blowers that had been in our apartment out before she left for the day. When we arrived home nothing had been changed from the previous day. On Sunday, one week after the flooding, the carpet company owner came out and cleaned our carpet so we could put our furniture back where it belongs. (We were told not to move our furniture onto the damaged carpet until it was cleaned.) We were promised reimbursement (not yet received) for only one night in a hotel room as the managers said we could pull out our bed and turn off the fans at night to sleep. We chose not to turn off the blower fans in hope that things would dry faster and to avoid prolonging the process as well as to prevent any further damage to the apartment and with both of us having to be out and off to work before 6am and working 12 hour shifts, this was not a reasonable option. As of yet our baseboards have not been put back and portions of the wall will have to be repainted. Now we seem to have a dryer that is taking almost 3 hours to dry a normal sized load of clothes. My question is, is it wrong for renters to expect all of the appliances in the apartment to work at once' Further, when we have been displaced for a quarter of a rental month at our own expense but not due to personal fault, are we not entitled to some adjustment to our rent' We would appreciate a response back.

Personally I would file a claim in small claims court to get reimbursed for not only the hotel costs but meal costs as well. You could also petition for half the months rent back.
