Management change

Firstly, this apartment complex has been a great opportunity for hardworking people in this area where the cost of living is high. The units are nice and well kept. The grounds leave a bit to be desired. Sound insulation is non-existent. Pet deposit is said non-refundable.

There has recently been a management change and the new manager seems to hold the opinion that low income people are imbeciles requiring constant threats including closing the laundry that was advertised to me as a benefit of residency, and not upkeeping said facilities as the previous manager happily did. There are NO w/d hookups in 2bed places.

They installed some speed bumps which I held no objection to, but then they jacked them up on pieces of lumber using clearly unqualified workers as the lag bolts are loose and project above the bump. The bumps are 4" high with no ramp up and very hard on my compact car.

I also rent a 2 bed place, with 2 parking spots. I only have one car and can't get a spot sometimes. The spots are unassigned and there are immobile vehicles remaining in spots (straddling the line also) for the last 7 months.

Management appears to enforce rules that are going to inconvenience and irritate renters but not enforce rules that might benefit renters.

I personally fear that this wonderful complex will deteriorate into a fearful, stressful place to live, when everyone coexisted pretty well before. The owners and housing board would do well to lose this guy.

Oh, and did I mention that almost every unit has mold issues and some have standing water in the basement.

I have been a resident of Fox Run for over a year now and will continue for at least another year. The management is qualified and professional. They have been courteous and attentive to my needs as a tenant. Besides a couple of negative thoughts from a tenant or two, Fox Run Apartments offers good housing to people who may not otherwise be able to live in the Fraser/Winter Park area. I'm sure that every tenant reads and signs the same lease before moving in. The lease and all rules are printed in black in white and renters agree to them by signing their name. I am glad that the rules are enforced. I don???t understand why someone would sign their name to an agreement that they have no intentions of following. At one time renters were driving through the property so fast; it was like they were on a racetrack. There are small children and animals on this property and management took the right steps to ensure everyone???s safety. It seems that those who have complained about the rules have moved on and there have been fewer problems since then. I think that if you???re looking for a nice affordable apartment in a complex that cares about people, this would be a good place for you. If you want to move to a place that will allow you to do anything and not follow any rules at all, Fox Run is not the place for you. Finally, I want to say this about any mold issues reported at this property. The management has kept every resident informed during every step of any process. We were given inspection reports and notified of any work that needed to be done. It seems like there are still a few units being cleaned, however, I have noticed that some apartments have sat empty for many months because management will not move anyone into a unit that is not clean. I am tired hearing a few complainers squawk about how bad it was living here just because they didn???t follow the rules. From what I???ve heard and seen, the new management is being responsible and professional, something that apparently has not happened at this property before they took over.

A couple? A COUPLE of negative thoughts? There are ARTICLES (I am not referring to the plentiful opinion letters) in the newspaper. On one occasion I was stopped in the middle of the parking lot by FIVE other tenants wanting to organize action against management. I was even told by a completely indifferent party that she had heard it was abnormally restrictive. TRY TO READ THE FIRST PARAGRAPH OF MY POST. I thought it was a very good place to be at a tough time. PS you sound like you're management material! ;)
