In terms of pricing it seemed pretty good deal when I first moved in until prices started going up and quality going down.
Bad things: People do not cleanup after their dogs on the grass and even on the playground. Management does not apply sanctions like they claim; The laundry room is a mess, even when new machines were installed. Sometimes even dog excrements were found inside. Since a break-in, residents cannot use the facilities 24/7, and must adjust to special schedules. If you like to do your laundry after 9 p.m., forget it; The mailboxes were robbed at least once; Cars have been broken-in, windows broken, tires slashed, many, many times; Pot smokers for sure in some apartments, you can smell it from the stairs. I have seen police officers looking all over for these people; Problems with water a constant. Try taking a hot shower, and all the sudden it comes out like ice; People leave dogs alone and unattended outside, sometimes being a threat for children; To hook you in leasing, management is really good. When you need something fixed, that's it, you're on your own; If you don't mind swimming with a neighbors dog in the pool this is the place to live.
I doubt background checks are actually done on potential leasers. Expect to find ANY kind of person living there. Raising the rent is not the solution to scare-off people with questionable social behaviour. Actual background checks, and verification of employment is the proper way to "filter."
Good things: Overall it looks nice; close to several fast food restaurants and supermarket; close to a golf course; finally the windows were replaced with new ones; some apartments have new carpets and air conditioners; nice tennis and basketball courts; the maintenance personnel are very good people and work very hard to keep the place together. It is not their fault for having such bad management.
