The complex itself is located right next to Belmar-the area is VERY safe. However, because of the proximity, the rates at Villas will continue to raise. My GF and I are currently paying $620 for a 570 sq ft apt. It's not a very good ratio of rent to square footage in my opinion. Pet rent is EXPENSIVE. Something like $500 deposit (350 of that refundable) and $30 monthly rent. No washers or Dryers, though each building has a room with those appliances. Floor plans are very cramped and not at all cozy. kitchens are VERY small but appliances work very well. Strangely, none of the electrical outlets seem to work very well. Management and maintenance were usually polite. Maintenance was very hasty for the 2 emergencies (plumbing and broken front-door lock) probably within 5-10 minutes of call. Pool is very busy at obvious times (weekends and hours after children get out of school) but nice nonetheless. Patios NOT as large as floor plans appear, probably about half that size. Unless Belmar is critical in your decision, I recommend that you find someplace else.
