Complex now know as FAIRWAYS at Raccoon Creek. Located across from Clement Park a mile north of Columbine High School.
Bus connections good M-F on Rte. 59 that operates during morning & evening rush hours. This route provides a good Light Rail connection if the hours of operation are acceptable to one's schedule. Otherwise, the closest major bus hub is at Chili's at Southwest Plaza at Cross and Wadsworth. This SW Plaza hub connects severl routes: 100, 76, 35, 67, 27, among others. Schedules should be consulted since not all routes run daily and on weekends.
Frequent changes in leasing agents.
Management uses financial threats of fines for "lease violations" to encourage tenants to conform to administrative expectations.
Poor communication between tenants and maintenance staff after work orders are taken by leasing agents who promise prompt maintenance service. Once the orders are out of the leasing agents hands and in the area of the maintenance supervisor, there is frequent poor feedback to tenants on the status of the work order. If a subsequent call is made by the tenant to check on the progress of his/her concern, it is best to by-pass the LA and go to the maintenance supervisor or to the assistant property manager.
Maintenance seems to come more as a response to a crisis need than to be done on a preventative or routine basis. Recurrent calls for the same problem are not unusual due to a repair vs. replacement policy that seems to be utilized with frequency. As a result many repair jobs are only temporary bandaids as opposed to problem solvers.
Construction is visually appealing on outside, but apartment finishing shows poor workmanship with gaps around doors, hollow kitchen and bath countertops, water leakage around exterior door jams, etc. Carpet and tiles usually in good condition at move in and carpet cleaning provided on a lease renewal.
Traffic noise on Bowles can be considerable even on northern fringes of complex. Emergency vehicles frequently travel Bowles and contribute to the level of noise that is heard. On weekend nights in the warmer months Bowles traffic noise escalates.
Good in/out on Bowles at Pierce due to light and two additional exits on Bowles encourage good traffic flow.
Iron fencing on Bowles site of frequent car crashes and on-going repairs are required to enable fence to protect tenants and buildings along this perimeter.
Porter picks up trash at curb on M-W-F, but tenants to use compactor otherwise. Only one compactor for 500 unit complex. Tenants adjacent to compactor often have views of trash piled outside compactor when tenants can not use it properly.
