Bonuses:
-Offers a short-term lease of 3 months at full rental rate $855 for a 1 bed/1ba. After any of the leases you can go month-to-month (very rare for CO rentals!) for an additional $50. Current deal is 1 month free for a 6 month, 2 months free for a year.
-Low deposit $75 - although it isn't refundable, kept as an administrative fee.
-Pet rent is just $15 extra, deposit $200 non-ref.
-A few community events w/free food.
-Good location near shopping and C-470.

Complaints:
-There is STILL no parking - worse now actually, basically no parking after 6:30pm near the rental units.
-They went overboard with grass watering and killed off what little community there was because kids & dogs couldn't play in the saturated grass.
-There is no oversight of the grounds, security gates for cars stop working regularly, people gates have broken locks and don't close correctly, night security patrol car rarely does anything useful.
-The accoustics between apartments is terrible, you can hear everything!
-Of the 22 buildings on the property, only five are for rentals. People are crammed into them and move in & out frequently. The rest of the property is only 30% occupied, never inhabited at all in the 5 years they've been open.
-Rentals are expensive, even with the incentives offered.
