I've lived at this place for 10 out of my 12 months, so I have a pretty good idea what is good and bad about this place.

Good:

- It's cheap. Water is flat rate of $10, no garbage fees, electricity and gas you pay yourself. The rent is a great price, and the deposit was low as well.

- It's in a decent part of town. Shops, car dealerships, higher end houses in the area ($500,000 about 3 blocks away)... Best Buy, King Scoopers, Walmart, Target, and a shopping mall all within a mile or two.

- Because of the neighbhorhood, theres little to no crime that I've noticed. No cars that I've seen broken into. Not many party animals, and no hoodlums roaming the streets. You don't have to fear walking around the grounds. They also hired a security company to patrol the grounds, which I've never seen but I trust exist.

- Some of the office attendants are really friendly and helpful. I called service about a broken garbage disposal, and they fixed it within a day or two. My airconditioner didn't work for half the summer, but when I finially called them, they came out and fixed it within a day or two. However, thats the good points, they do have some bad (see in bad section below.)

Bad

- The place is not noise proof. When my neighbor came up at 1:30am from the bar, he called a friend on his cell phone. I could literally hear his friend talking back to my neighbhor through the cell phone in my apartment above (he could have been using speakerphone but I can't determine that.) I could hear my neighbhor to the side of me talking on the phone as if they were right next to me. I had to have my fan on high just to drown out the noise so I could go to bed. The noise wasn't from party animals, but rather just normal day to day noise which can be heard cleanly through the apartments.

- Sometimes the staff would be less than helpful. There was a day when they wanted all fire extinguishers left outside the apartment door for inspection. They gave you a 1 day notice to do this, and I was out of town for my friends wedding, and I didn't see the notice or had any forewarning. Failure to leave it out resulted in them coming into your apartment, and keeping your fire extinguisher hostage in the main office until you paid a $30 penalty. I mean, they were already coming to your door, was it really that much more difficult for them to open the door to do the inspections on the fire extinguisher' I called the lady to discuss the matter and she had somewhat of an attitude with me on the phone but did agree to waive the penalty fee. I also called the same lady because the refridgerator was malfunctioning and would make tons of racket when turning off (to the point it wakes you up easily), and her response was "They are cheap refridgerators, what can you expect'" and that was the end of it. Its not fixed, and they didn't seem to care much.

- They are poorly insulated. There is a ton of air coming through the standard wood fireplace even though the vent is closed, and the windows are single paned. My electric/gas bill in December/January was $120 a month. Which is too high for a 670 square feet apartment, I paid less in a 1500 square feet house in Minnesota where the average temp is 15 degrees, not 40.

- As already mentioned, the speed bumps! If you go over them any faster than 1 mph, you will get damage to your vehicle. They are literally not much different than any ordinary curb.

If you can put up with the paper-thin walls, so-so management, poor quality in insulation and appliances, it wouldn't be such a bad place to live, as the rest of it was great.
