I'll start with the poor construction--when this community was built, the builder did not connect the foundation to the bedrock (most of the area is built on top of sandy soil) because it was too expensive. So you can expect your doors not to latch or lock properly (including your front door) because the soil is settling under the buildings and causing everything to shift.
On the inside, there isn't a square wall in the place. The mouldings are cracked and warped in places. The windows are drafty and leak because of the settling. Floorboards creak above you, walls let through the smallest sound--and this complex is only 4 years old.
The entire place is maintained by only three people. Garbage blows around the complex from overflowing dumpsters. The gates are cheap aluminum and are crashed through on a regular basis. Nothing gets fixed unless you hunt down a maintenance person and speak with him directly. Leash laws are not enforced, so be prepared to confront residents about unruly pets--my dog was attacked twice by unleashed dogs with their owners standing nearby!
There are fees and per use deposits required to use most of the clubhouse facilities. The one good thing is that the exercise room is open 24 hours and is reasonbly equipped.
The office staff is either rude or completely stupid. Turnover is incredible--there is never the same group of people in the office from one month to the next. The manager is absolutely vile and seems to go out of her way to make things unpleasant for residents.
Illegal activity in one unit was suspected for some time, but nothing was ever done about it.
Don't sign a lease here, no matter how nice people seem and how pleasant it might look. Once you sign, you are forgotten and treated extemely poorly.
