Nice, but beware: 60 Day rule is enforced!!

I lived at the Orchards from August 2003 to May 2004. Living there was quite nice. My apartment was in good condition, the property is well maintained, and neighbors were not noisy.
Beware of their 60 day notice rule on the lease! This rule says that you must tell them whether or not you are going to renew your lease 60 days before the end of your lease! If you don't, they will charge you an extra months rent!
This rule is rather absurd. A majority of us are not going to know what our living situation is going to be 2 months down the road. A whole lot can happen in 2 months! Many apartments ask for only a 30 day notice.
They are almost guaranteed to get that extra month's rent out of you! So be sure to take it into account before you sign that lease. There are lots of housing options in the Boulder/Longmont area, so shop wisely!
