cheap cheap cheap at your expense...

This used to be a great place to live, but the current owners are cutting all kinds of corners to keep their prices down, but not your rent payments of course.

The year round hot tub has been broke for at least half of the year. It is broken right now if you want to see for yourself. The tub is not being repaired or anything. It looks like they don't like paying the heating bill, or cleaning it, so they will say it's broke when it's not, or fill it but turn the heat off. There has been several different excuses over time. I'm not exagerating here... seriously 50% of the time winter and summer (holidays too) you cannot use it! So, that's my big gripe, but there are other things too.

Car ports used to be included in rent, but now they charge for them.

They have a new lease that requires a 60 day notice to move out. If you miss the deadline, you can be charged monthly rate which is alot more than normal rent. If you are ever late on rent, you get hit with $50 the first day, and $20 each additional day, even if you notify management you will be late in advance. They don't care! Read the fine print on the lease! Nowhere does it even mention they have a pool or hot tub, so they won't be liable to fix them. The lease lets the Orchards get you huge if you break your lease. First, the lease says you pay market value which is usually about $300-$500 higher than anyone really pays. According to the lease you are paying that much a month, but then they discount it down to something reasonable. So, that way if you break the lease, they will charge you the market rent (a ton of $$$) for the remaining monthes, plus back charge you for market rent on all previous monthes. In addition they will also charge you a lease breaking fee of I forget, but it's alot like $1000, I think. They will really get you good if you leave early!

They used to have pet bags to clean up after pets, but they recently stopped providing them too. How cheap is that'

Will they maintain the apartments' Yes, they will do as little as they have to, and only if you keep on them, 'cause sometimes they "forget" to help you. But, if you keep at them they will.

The pool closes at 10:00pm, unless guy locking the pool decides he wants to close it early, at his whims. I've seen him come out as early as 7:30pm before and lock it up. I've actually seen him kick people out and lock it as early as 9pm. I think that is crap! If you have a sign that says 10, it should stay open til 10, or change the sign!
