When I first moved into the Orchards, it was a pretty nice place to live. The staff was very friendly, knew my name, and took care of any problems we had very quickly. They never tried to insert weird fees on us or raise the rent when we renewed the lease. The grounds were well-maintained and it was an all around pleasant place to be.
That started changing when these Madison people took over and I think all of the old staff moved on. You could immediately notice the difference just from the garbage that was strewn around the lawn. They stopped providing pick up bags for the dogs and that caused a marked increase in dog poop all over the place.
My kitchen sink, refrigerator, and closet door have all been broken for awhile and I'm still waiting for someone to come fix them. They are not helpful at all and seem completely disinterested in the tenants. As others have stated the mailboxes were broken into and it took them months to replace them! The Orchards is at the north end of town and the post office is way on the south end of town. At least a 15 minute drive. Every day.
Recently they've started doing something with the outside paint on the apartment buildings. There is one that's half aqua and another that's kind of splotched with white. I've no idea what it is but its ugly.
I'll be moving out at the start of next year and I'm giving them my notice at the 60 day mark. If you just want a place to crash and you can get a good deal and don't care about much else, this is a fine place. If you're expecting more, I'd suggest leasing at Fox Ridge. Several of the old Orchard's staff are working there.
