Read Before Renting!

Luxury Apartments' Maybe in the third world these would be luxury. Not one good review since the current management took over, even with the face lift improvements they've made. They used to be decent enough, enough for me to live in three different units over almost 5 years, but they have gotten successively worse, and the horrid management really sinks this place.

1. Storage closet reeks of cat urine. Previous tenant must have stored a poor cat in there.
2. Plumbing problems. Every time one of my neighbors uses the bathroom, my apartment fills with the smell of their excrement. Do you want to know your neighbors by the smell of their s#!t'
3. Dryer duct clogged. Clothes in the dryer take at least 3 times through, and still not be dry. Maintenance tried to fix this several times. Failed. Expect a $100 electric bill, or vent your dryer in to the apartment.
4. Paper-thin walls and floors. You will hear every word your neighbors say, and heaven forbid you live in a downstairs unit. Every footstep above you will allow you to track your neighbors movements with pinpoint accuracy.
5. Alarm going off in the building next door. After calling the management, was told "we don't hear anything." Do you really want to live somewhere where alarms are ignored' I became irate and the boy in the office filed harassment charges against me. Do you really want to live somewhere where the response to an alarm is criminal charges against the person reporting it' Ultimately I had to call Longmont PD AND Longmont Fire before they fixed the faulty alarm weeks later.
6. Had my car broken into, the parking lots and grounds are very badly lit.
7. The addresses on the buildings are almost invisible at night, very small and unlit. Pray to god you never have an emergency, the ambulance will take an extra 20 minutes to find your apartment. Deliveries frequently take longer than their supposed to, with the drivers having to call and say "I can't find your place."
8. Concrete steps loose and cracking. My neighbor fell on one of these broken steps when it crumbled underneath him. I don't know if he got hurt or not, but it took that for them to replace the step, and it's still lose.
9. Third floor balcony railing not bolted to wall. If a large person were to unknowingly lean against this railing, they'd tumble to their death.
10. This place has more turnover than any apartment complex I've ever lived in. If they ask you to sign a 9 month lease, ask yourself why.
11. Unprofessional, vindictive, and spiteful office staff. These people treat every tenant as if they were 3 months late on the rent and destroying the place. I've lived in slums in south-central Los Angeles that had better management.
12. Maintenance complaints frequently take a very long time and several requests before they are addressed, if they are addressed at all.
13. Mold problems. The mold disclaimer they make you sign is much more than a formality. Disgusting black mold grows very very quickly in damp areas such as showers and in toilets, even when kept clean. I don't know if it's harmful mold or not, but if you have allergies, be warned.
14. The hot tub is disgusting at best, poisonous at worst. I soaked in it once and only once. The chlorine level was so high that I could smell it on my skin weeks later. I complained about it, and like all other complaints it was blown off by the management.
15. On a very windy day one of the windows of the apartment literally blew out. The glass guy that replaced it said that it was missing the plastic clips that are supposed to hold it into the frame. I'm just glad that no kids were playing outside that day. a window falling from 3 floors up could easily kill someone.

I lived in this complex for almost 3 years before the current management took over. This used to be a decent place to live, but the new management is worse than worthless. They'll trump up lies against you if they don't like you: I had to hire an attorney to fight (successfully) a wrongful and retaliatory eviction. They even had the temerity to say that my neighbor, whom I was friends with, cited me as their reason for moving out. They moved out because their rent had gone up 40% in less than 2 years, and they just couldn't afford it any more.

If you've read this and the other reviews here and are still considering Overlook at the Shores, best of luck! There are much better values for your money.

Stay away from any apartments managed by Legacy Partners. Ridiculous rent combined with crap customer service equals the WORST PLACE YOU WILL EVER LIVE.
