Will Never Rent Here Again

When we first saw this area, we thought it looked nice and was well kept enough. Our first year was mostly trouble free, and we actually renewed our lease despite a rent increase.
As soon as our second lease term started, management changed, and everything went to *#&@. Our second year we had something like 30 maintenance requests. At least 5 or 10 of them were for the toilet leaking (clean water, thankfully) and I literally lost count of the number of times I had to call to have this fixed.
We had a water leak near the water heater (the leak originated on the second floor) in the first year but tried to shrug it off. We re reasonable people and we do expect a certain amount of imperfection in middle-class accommodations. Our second year brought another leak from the second floor, this time over our kitchen. Not only did maintenance break our coffee table (they did pay us $100 for it thankfully) but they left a 1 square foot ugly green stain on the carpet. When I asked them to steam clean the carpet to remove the stain, they said they'd schedule it for Thursday. However, it was not done until our next major flood several months later. They also neglected to put up a plastic screen when they drilled the drywall, and all my computer equipment was covered in a layer of drywall dust. I was pissed!
We had a cold night the next winter. The pipes in literally more than half the buildings in the complex burst and caused floods. We had renter's insurance, but our total damage was around $200 of property plus $250 of hotels and meals. Management did not want to reimburse us for any rent at first, despite Colorado laws regarding inhabitability of the premises (the power was off for a couple days while the unit was flooded). After a couple of days, after handing them a letter stating the apartment was uninhabitable for 48 hours, they did give us a deduction on rent for our troubles.
Throughout all of this, we dealt with two indoor doors falling off their hinges, water damage on the walls (one of which has still not been fixed despite my very clear and explicit notification), a broken garbage disposal, a faucet nozzle falling off, mildew in multiple locations in the kitchen that they still haven t remediated fully, and a big 5-inch tear in the linoleum in the kitchen that they refuse to repair. And yes, the tear was there before we moved in, and they claimed they had just replaced the linoleum before we moved in.
On top of this, we have dogs and they bark a lot when visitors arrive, so we always request that maintenance SCHDULE with us ahead of time before coming into the apartment. They did NOT honor this during our last 20 or so maintenance requests they just barged in while we were at work on a day that we did NOT schedule them to come!
The walls are VERY thin. I can hear a regular conversation at normal speaking volume, and the sound from people walking up the exterior stairs literally wakes us up in the morning, in contrast to other places I ve lived where the exterior wooden stairs are audible but not LOUD.
The whole building is very poorly insulated. During winter, you can feel a draft coming in through the windows and doors. I have lived in 4 other locations in Boulder, and none of them came close to the draftiness of this place. Our heating bill on some months, for an 1100 sq ft apartment, was over $150. We heat the apartment to 60 degrees at night and while at work, and 75 degrees while we re awake in the morning and evening (also all waking hours on weekends).
The swimming pool is open for 3 or 4 months out of the year. After management changed in the second year, they opened the pool one month late, despite good warm weather. The underwater light came unscrewed and floated out of its socket, and management did not fix it for several weeks.
The treadmills in the clubhouse are often in disrepair. It seems like 50% of the time I want to work out, one or both of them are making a loud, high pitch squeal, and/or the belt snags on the surface so that running on it is a jerky and downright dangerous affair.
To sum it up, never have I lived in an apartment complex in such poor condition for the amount we pay in rent. I ve always lived in middle-class areas and tolerate a certain amount of disrepair, but this is ridiculous. We will tell everyone we know to avoid this location at all costs. There is another complex in Superior that is, well, far superior for the same price, with a parking garage included, year-around heated pool, washer & drying included, and much better sound and heating insulation. If anything, at least I've learned to scrutinize more when apartment hunting.
I have included pictures of some of the damage we had so that you will have an idea of what you will be facing if you're foolish enough to rent here. SEk1KnECheF1ATXbXtrZ
