The last review rated "Best in Area" is complete BS......WHOEVER wrote that is definitely working for someone here; it s probably the prop mgr. that wrote it.

PLEASE read all the reviews. It is funny that I just had a meeting yesterday with the PM about all of our pending issues, and it is quite the coincidence that this nice review pops up the VERY NEXT MORNING stating all of the EXACT SAME jargon that is in that review that was said to us in our meeting with the pm. Typical tenants don't know about "rent increases at certain times of the year.......blah, blah". WHATEVER, I hope you guys don't fall for that and can see right through that review like the rest of us. This place will continue to LOSE GOOD tenants and will eventually run this place into the ground if they keep raising rents the way they do it is the worst business strategy I have ever seen.....time will tell. Instead of giving incentives to good tenants ..they literally try to run you out of here with UNFAIR and unwarranted price increases (it makes NO sense). Ex. our rent was raised 30% after our first year lease was up then it just got raised to 50% three months after that PEOPLE this is NOT NORMAL (the average rent increase per year is 2.9%, for ethical business practices that is). In the state of Colorado there is no cap on rent increases or rent control , so yes legally they can do this, is this right' Is this good business practice' Is this ethical' Is this what other places will do to you' NO, NO, NO, NO. This is simply BAD business practice and taking advantage of the people if you are told that it is fair market value that is a load of BS as well (pick up the phone (I did) there is no competition around here that charging these rates or increases) you can easily find a better situation. The Horizons is simply a JOKE.

WE ARE OUT OF HERE!! Come here if you are looking for rent increases that you can not believe and NO SERVICE EVER EXPECTED IN RETURN.

I have not talked to one single person that lives around us that has a good thing to say, not to mention tenants are dropping out of here like fly s (there are so many vacant places around us I can look out my window and count at least ten). I guess they have to raise our rent to compensate for the loss of tenants....that seems more believable.

UNBELIEVABLE....they even have to write their own reviews. Not a surprise.

ALL TRUE!! ALL TRUE!! When I read that response my first thought was...employee review as well. This place is a JOKE. My time here has been AWFUL! Frat house, lack of attention to issues, rude staff, outrageous rent hikes, lots of empty units... We will be leaving at lease end with the rest of the smart people.
