My friend and I lived here from January 2008 through January 2009. This neighborhood seemed nice at first, the leasing agents were all very nice, right next to mall and many shops. We were not able to view the townhouse before we moved in as they were "still cleaning" the one we were moving into and there were no empty ones.
Once we moved in, it was like pulling teeth to get a walk-through as there was still a broken blind and paper stuck to the floor of the bathroom, and a broken board in the floor of the master bedroom when we moved in, all of which were never fixed during our stay. The appliances seemed cheap, several doors did not close properly, and the inside garage door did not close or lock, both due to settling. The swimming pool had a crack and drained into the lake and was never fixed. Potholes were everywhere...and instead of fixing them they, after several months, just put orange cones in the middle of them so you would know to swerve around them.
Parking was a complete joke and you were lucky if you could get a spot as a resident...it would be hopeless if you had a guest that also wanted to park at the same time. We were fortunate enough to get a 2 car garage so we were ok, but we couldn't ever invite anyone over.
The worst part was when the toilet cracked while we had gone out to dinner and it flooded the townhouse with blue water from the tank (luckily it was clean water) which then died the paper stuck to the floor blue, went through the vents down to the living room where it distroyed a couch and started cascading down the stairs. When we got back from dinner we went to shut off the water to the toilet and the valve was stuck on. We called the emergency mantinence and they first said they would send someone out the next morning. After repeated calls, someone eventually came out maybe an hour after we got back...during which time the water continued to flow. They said they would get the carpet guy out to soak up the water from the carpet, which they did do and he laid out several fans to dry the carpet as well. They also said they would get someone out to assess the damage to the walls and ceiling in a day or so, which never happened. This happened 3 1/2 months before we moved out so hopefully there was no mold up there.
Then about 2 months before we moved out we got a letter saying that they were taking away our trash cans and that we would be getting a new trash service which would pick up our trash 5 days a week, but that our trash pickup fee would be raised from $8.50 a month to $25 a month. The trash might have been picked up once or twice between then and when we moved out, but as you can see from the attached picture of over 20 full trash bags...it almost seemed like nobody did anything.
When our lease was up, they wanted to raise our rent another 20% a month. Then we went to give our 30 days notice before moving out and the lady in the office told me that if my friend wanted to stay, even though I was moving out, I would be required to remain on his lease. He was also fed up and wanted to move, but I couldn't believe she said that because it is completely false statement that had several friends of mine who are real estate agents and lawyers up in arms when I told them. When we went to pay the 2 week remainder on our rent for the last month they asked for another full month's rent. We called and emailed multiple times to find out how much we owed for the prorated 2 weeks, but the only response we got was a letter from their lawyer a week later saying that they were demanding their money (still not stating how much), plus lawyers fees, and if we didn't pay they could lock us out and evict us (which we had already given our 30 day notice to move out). I called my lawyer and after they received a call from my lawyer they came up with a prorated figure for rent, in which we were told around 3pm and the money needed to be to them by 9am the next morning. I was fine with paying of course but did not like the short time frame they provided.
Once we moved out they then sent me an invoice saying that I had to pay for the blinds that were broken in the second bedroom (broken when we moved in), and the stains on the carpet (under the couch that was damaged from the broken toilet). I am still fighting this though.
This place looks great from the outside, but once you sign a lease everything changes because they know you are stuck there for a year. Our neighbors on both sides of us moved out while we were there, and our good friend is also moving out when her lease ends. I would stay away from here at all costs. About the only good thing while we were there was that our unit had a large 2 car garage that could fit a 3rd car (at least the size of a Corvette anyways) if you had a pair of go-jaks to rotate the car 90 degrees and slide it back.

I wonder if its legal to do what they do...no showing on the unit until the day you move in. I encountered the same thing. Luckily our unit was not as bad except for the dog urine stain (about 2ft in diameter) on the mstr bedroom carpet. But after going month to month (after leasing for a year) and having to paid $300 increases each month, that was enough to move into another complex and not recommend this ghetto to be placed on potential rentals for new hires.

We also lived here. They came into our townhouse multiple times to check for a water leak starting Jan '08, as the person below us was having issues. I kept telling them it wasn't us but that they need to check on the 3rd floor or in the walls. Then mid-Oct they came in and broke into our living room wall and demolished the masterbath all without telling us! Fortunately, I had asked them what it would be to buy out the remaining 2 months of our lease as we were moving into a new place and we'd already moved most of our stuff out already when they did that, but I had NOT agreed to the buy-out as they were going to charge us the same cost as the cost of our remaining 2 months PLUS keep our deposit (which contradicted the leasing agent telling us before we signed our original contract that it would be about $500 if we had to do that and that we wouldn't loose our deposit!). It was interesting they waited from Jan to Oct before even looking into my suggestion that it was in the wall near our celiing, but they pulled our bathtub & living room wall down. Unbelievable!
Also, it took forever for the walk-thru, I had a 2 page list that I gave them that was NEVER addressed. Every time I paid rent thru April '08 I told them it hasn't been addressed and still no one ever came in. The walls were at an angle, doors wouldn't shut, widows wouldn't shut, parking was horrible, they never opened the main pool (which we were told would be open when we signed the lease). I can go on and on and on. Oh, the dog poop all over the place. We have a dog so we feel we have a responsibility to pick up other stuff left behind from other dogs, as we don't want some people ruining it for all of us but the amount of dog poop around the lake there on a regular basis I think is a health hazard. We gave up picking up other people's left over dog mess & just picked up our own dog's mess.
The appliances are cheap. The dishwasher didn't work right. There are no ice makers in the freezer (but the ability to put them in.) The sinks do not have spray nozzles to make washing dishes easier. Our toilet would fill up to the brim for no reason (i.e. leave for day and I would come back with it filled with clean water). The trash pick up cost was a joke. They charge for water, sewer and trash which is odd, as no other place I've ever lived that was an apartment charged for those things.
They have a great location but if I were you I'd be very patient or stay away from them!
