Pre-Lease:
Nick was very professional and seemed to know a lot about what he was doing. I also worked with Karla, Aaron, and Shannon. All of them were very knowledgeable and polite. Aaron went completely out of his way to help me, but seemed to be unhappy. Karla was extremely knowledgeable and upbeat. Shannon was very polite and friendly.
The community seems pleasant and the apartment itself is quite decent. The layout of the floor plan was well-thought-out and designed, although I do feel that the kitchen is slightly lacking in cupboard space.
Lease Signed:
I recently signed the lease and received the keys to my new apartment. I was not offered or given a copy of the lease agreement or given adequate time to fully review the text of the 9-plus pages of information. I find this to be suspicious and raises red flags. I was later given a photocopy of the lease when I requested it, but I was not given any copies of the multiple addendum that were signed along with it.
The condition of the apartment upon initial entry good but less than acceptable. Due to the length of time that the unit was unoccupied, I expected some dust so that is not an issue. However, the kitchen was not properly cleaned, as there was some food droppings/spots on the floor, as well as on the stove and microwave. Most of the linoleum floor tiles in the kitchen are loose, some have cuts in them, and one is curled/peeling from the floor. The same tiles are present in the bathroom and laundry area, but they are properly glued to the floor.
The carpet had been steam cleaned, but not thoroughly shampooed. There were removable stains in various places throughout the apartment. It was necessary to rent a carpet cleaner to properly shampoo the carpet myself. I do not attribute this to the property staff, though. The contractor they have hired to clean the carpets in the apartments is used by other apartment communities in the Greeley area as well, and I have witnessed sub-par quality from them before.
The staff has promptly responded to my requests for 2 minor maintenance issues, and 1 very major maintenance issue. One of the 2 minor issues was corrected, and the other is still pending. The major issue has been corrected as well. The remaining maintenance issue has not yet been resolved after 8 days.
I was informed that there were approximately 2 parking spaces per unit, but have found very little to none available parking anywhere on the property after midnight, except for on the southwest-most lot near the mail center.
The grounds are kept fairly clean, but some areas have very small amounts of trash scattered, but this does not appear to be normal.
Their advertisement claims there is "extra sound-proofing" but neighbors' voices are easily heard through the walls and floor. I was even able to hear the heavy breathing (among the other noises that come with it) of the next door neighbors having sex, almost as if they were in my apartment.
This apartment is very decent inside, but overpriced and does not live up to its advertised claims. Look around before deciding on Peakview.

I have found some of the office staff to be completely condescending and rude. I have been completely fair, incredibly kind, and extremely patient with them since the day I signed my lease.
I rented a garage last week and I had to sweep out a large amount of trash, junk and dirt from it. There were screws, nails, bolts, crayons, newspaper, and other useless old items from the previous renter. This for a $75 deposit plus a prorated rent' And they don't give you the emergency key to the door in case the power goes out, and I was told by Aaron that if the power goes out after hours and I need my car in an emergency then I'm basically out of luck. For $55/month' Hmmm.
I am not quite sure what to make of this place at this point. I like the unit itself, but have had a number of problems since day one that are wearing my patience thin.
