I have lived here since the first of the year, at first I thought it was okay but now I hate it!!!! Most all of the residents break rules that are clearly stated in our lease and nothing is ever done about it. The noise is unbelieveable and the tenants are rude!!!!!! Here are a few specifics on why I hate it so much.

1) The noise level, the people that live below me are constantly playing music so loud that it vibrates my floor and furniture. I was woken up one morning because my actual bed was vibrating. They constantly party and if I make a complaint, it is just thrown out because they deny that they were making noise. If I call the police, all they ever get is a warning.

Also, I am going to school and working as well. When I have a day off it is impossible to even try and sleep in as the jerks that have the garage across from my apartment are constantly working on their dirt bikes, motorcycles and four-wheelers. They have to ride them though the parking lot at least 10 times a day with their loud ass exhaust and they usually start early in the morning, especially on Friday and Saturday.

2) How clean is it' There is dog ---- everywhere!!! We are only supposed to walk our dogs in the grassy areas and then we are supposed to pick up after them, I always do but most people don't. There are 6 piles of dog crap in the rock garden at the bottom of our steps, I told management about it yesterday but it is still there.

There is trash everywhere and stains all over the concrete where ---- has been spilt. Looks like they never powerwash the place, they only the blow off the sidewalks and hallways with a leaf blower.

Someone once dropped a glass bottle on the stairs in our building and glass was all over the place for weeks until several people complained and then they finally swept it up.

3) How safe is it' I have witnessed a tenant selling drugs to someone out in the open one afternoon. I called the police and told the management, nothing was done and that person still lives here.

People speed through the parking lot like it is a city street. Several weeks ago a child was almost hit while I was on my way to the mailroom.

In summary, I would like to some way to get out of my lease without having to pay a penalty. If you choose to live here, you will regret it, don't let them convince you otherwise because they have two nice pools, a work-out room and a sunbed. They try to sell everyone on their clubhouses and the extra things that you will only use a few times a year, don't let it happen!!!!!!

Dear Avoid at all costs - I concur with EVERY single thing you said. I can't say who we are but we were able to get out of our lease. My recommendations are to document EVERTHING!!! Write letters!!!! Address the MANAGEMENT CO - not just Glenegagles Managment - By the way the management co is Embrey - if you google this it should come up. Get police reports and don't give up until they void your lease!!! You should not have to live like this - you can also go to the Jeffco Action Center in Lakewood and speak with the retired Attorneys who deal in ONLY Renting problems. There is no fee. We are relieved that we are finally getting out but I am also saddened that other good renters are left here to deal with this crap. Good luck to you!!
