Quite simply, the value is lacking.

Gleneagles puts up a nice front with its clubhouse, pool, etc. The staff is very pleasant, and maintenance is very friendly; although, I believe some A/C repairs could have been performed faster. The location is fairly convenient, even though traffic on 120th Ave can be unbearable at times. But, for what rent costs (1 bed starts at $688 for 651 SQ FT) the fundamentals are not there.

First, the grounds could use a good powerwashing to start, you know, with all the stains and dirt on the walls and concrete. My windows are full of dirt on the outside, and no, I cannot clean them on the top floor. My neighbor spits on the stairs, walls, and pavement, which brings me to the next item.

Next, the tenants are the worst problem here, so, 24-hour uniformed security patrols with video cameras, pepper spray, and billy clubs are needed. This could eliminate loud parties, illegal,loud exhausts, littering (both household garbage overflows at communal bins and not cleaning up after pets), and other disturbances in general like solicitors, or worse, rapists and theives posing as solicitors. Two or three guards in radio contact per phase of the property should do.

Next, able speed bumps are needed in the long stretches of drive leading out to the public street. I have had a couple of close calls just walking across to my parked car.

Next, parents need to keep their children from playing in the drive. I have them run out in front of me at the end of the drive near the street on a regular basis. Thankfully for them I drive prudently.

Lastly, plant more shade trees. I've seen other complexes that benefit immensely by simple shade trees.

All in all Gleneagles is overpriced roughly $100/month across the board. If you do sign a lease and later want out, you will find the monetary penalty unbearable (you will pay back a $155/month "discount" for each month you were here, plus pay a $975 reletting fee, and sacrifice the security deposit of $125 per person. Subletting is not allowed.That would be $2155 after 6 months!) I believe this coupled with the 13 month initial lease term are the only way Gleneagles chooses to control turnover somewhat. I think the thin, cheap one year carpet sums up quite well about how long the management believes you will stay.
