Our toilet broke and we had a flood downstairs in the kitchen. they offered no help told us we could paint the water marks. also it took them 24 hours to fix the toilet which was an was terriable. i was 3 days late on my rent and got an eviction notice thats nuts. also getting something fixed takes a act of god. it is a nice apartment but the heat is controled by the super and one day its super hot then the next its ice cold.

Manager's Response

From: Manager Date: 05/23/2006
According to our maintenance log, our superintendent responded to this emergency maintenance request promptly at 12:30 am on Saturday 7 February 2004 and found there was a leak from the shower and not the toilet. The shower leak was repaired on the spot and the tenant was informed that we would not paint the stain on the ceiling until 7 days had passed so as not to mask whether the leak had been fully repaired. This is standard procedure. The toilet was checked and was found to be functioning properly. When the same tenant phoned the following day at 2:30 pm, the superintendent returned to find that the tenant's child had stopped up the toilet with a toy car. The toilet was removed, the obstruction cleared and the tenant was charged a $25 service fee. Eviction notices are served the very first day of delinquency on the 11th along with a 10% late charge. Maintenance requests require a telephone message left on the superintendent's dedicated maintenance request line. Emergency requests such as a lack of heat are responded to immediately by calling our answering service who then pages our on call staff. If a message is left on a line other than the superintendent's dedicated maintenance request line, our response time will be delayed until such time as it has been received and forwarded to the superintendent.
