My husband and I have seen Colchester Courtyards run by the current and the previous management and the difference is like night and day. We were prepared to move out until we saw the drastic changes being made. The owner of the property and his manager and superintendent came to our house and inspected everything and all of our maintenance problems were fixed. Before, there were 4 maintenance staff and nothing got done at all and now the manager and superintendent take care of any issues right away and they are very friendly. The police used to come here every day and now you never see them. I used to be afraid of my neighbors and now the sex offenders and drug dealers have been thrown out and I am friends with everyone in my building. They do criminal checks on everyone and I don't even lock my door half the time! They did raise the rent twice already but it is still much lower than the other place in town and I heard that half the people that were evicted from here have migrated there anyway. It is so hard to find a decent townhouse in this area and my husband and I need a place between Hartford and the sub base in Groton. It is very safe for our kids and there is a playground, basketball court and they just put in a sand volleyball court. The only problem we have is the heat is 72 degrees usually instead of 68- but we just crack open a window and it is fine. Also, we refered someone to live here and they took $400 off our rent! They let you put in a garden behind your house and in front and they gave us sheetrock to finish our basement too.

The reason they give you money off your rent is so that they can get more tenants stuck there. Do you know how difficult it is to leave that place? You sign a year lease, after a year you can go month to month, BUT you have to pay $25 extra each month, AND you still have to give them 60 days notice to move out. If you don't give them the full 60 days notice in writing you will not get one dime of your security deposit back. Who holds an empty apartment for 2 months for a new tenant? Once you live here it is almost impossible to leave unless you are willing to forfeit your $1,000 plus security deposit. They also raise the rent the maximum allowed by law every year.
