New Manager - Very Strict! Old Buildings and Grounds

First off, here at Fox Hill you pay and pay and pay for EVERYTHING. You pay rent, then you pay for all utilities, then you pay for WATER, the you pay for TRASH, then you pay for extra storage, then you pay for pets and I imagine that in the near future you may pay for PARKING....it's about the only thing left! The rent is a little high for the area, our renewal rate was quoted at $925 for a 1 bedroom. We called and found that the off-the-street price for a new tenant is only $800! That is almost criminal in my mind. We actually get a monthly bill for around $30 to $40 for water and trash. Our utilities monthly were a little high I think due mostly to the old windows and slider sucking out all our heated/cooled air. All the glass is double pane and all of it is fogged inside indicating leaks. The pool is OK but only open in the summer, the tennis courts are just blah. Our 2nd floor deck has rotted wood. They just re-did the laundry areas with new floors and new HE machines, BUT they often let the machines get too dirty and let the trash overflow. They need to pay more attention to the laundry areas given that each cycle costs $1.75 per machine. Two loads of laundry is 7 bucks. To top off this blah experience is a manager intent on collecting every penny owed exactly when due. I'm told that she is sending out eviction letters to people who owe a mere 20 dollars that are delinquent only on the water and trash bill. Be careful, they smile to your face, but don't ever be late (even by just a few dollars) otherwise you can expect daily notices written in very threatening language. The manager here when I moved in was very personable and while she enforced the policies she WAS NOT as coldly business-like as this one. The only bright spot is the maintenence department. They respond promptly and address your concerns correctly even if it seems like they want to inspect the place WAY too often.... The owners of the property INSIST on quarterly inspections! Where in the world does your landlord want to come in and inspect for damage every quarter' Nowhere but Fox Hill! Four times a year, I had to fight with them to set an appointment for the inconvenience because I worked 3rd shift and didn't want a guy walking around my place while I'm sleeping. They started giving me crap about setting appointments until I told them I had guns and the maintenance man might just find a half asleep, armed man confronting them. The real reason for all the inspections is so they can do service on the SUPER OLD HVAC systems. They replace the filter and drop some tablets in it to dry up the water. If you don't mind paying for everything and dealing with a non-friendly management staff in a complex that needs A LITTLE WORK, then Fox Hill is for you!

jijijiji............replacing windows if you let them know!!!!, don't wait for that, all the apts need new windows,in six year i never saw one aprtment with new windows, and everybody complaints about the windows, we pay $180 in gas.......

About the maintenance....they do seem to come inspect the apartment way too often. They even come in when you don't answer the door. I worked job other than 1st shift so my sleeping schedule was a bit different. I would be startled awake because someone was in my apartment!!! Talk about scary!! Even Thornridge isn't that bad. At least they would just leave a note instead of coming in while you were sleeping or away.

Thank you for telling me about all this because we just put a deposit down and I am startled that they just come into your apartment when I sleeping or ANYTHING in that matter that is horrible it is unacceptable.
Thank you so much for letting me know that is my worst fear ever. That is invasion of privacy if someone just came in my place without me opening the door I would have hit them.
