Heat and water are included in the rent and the electricity bill during the summer (A/C) was never more than $60. Also, the property manager signs for and delivers packages to you apartment which is a huge plus. Overall though, I was not impressed...keep reading... I lived in the Ribbon Mill for one year and that was plenty for me. Don't discount suggestions that the walls are thin -- they are thinner than you think. You are able to hear entire conversations loud and clear. This is due not only to the paper thin walls, but as well the extremely high "echo-ey" ceilings which amplify the sound. The third floor is a joke. Try to carry groceries from the back parking lot up to your apartment -- what a nightmare, especially if you live in the front of the building! Some of the carpets are new, but there are entire floors and stair wells that smell of pet urine. It is disgusting, not to mention that the hallways are not cleaned often enough. The laundry facilities stink. The machines are quite expensive, and half of the time they are broken. The fitness center is outdated. If the swimming pool is one of your deciding factors, don't let it be -- you will find that you never use it. There is also an "allocated water, sewer, and trash" bill that you will receive every single month. This is paid to the management company and ranges between $20 and $30 per month -- you better throw away a lot of garbage for 30 bucks! Parking, as of late, has become an ordeal, and remember that you can't park on the street between November and March or you will get a ticket. Move-out was terrible. You must clean your apartment before you leave or they charge you very high rates for very small things -- $80 to clean the stove. I recommend paying the offered cleaning service $132.50 to come in and take care of this for you -- If you are on a tight budget, good luck! Also, the rent increased significantly after one year, while rates at other complexes were rolling flat or in some cases decreasing. All-in-all, I would suggest that you can find an apartment in the area, much better and much cheaper. The property manager was very nice, but unaccomidating. She left the impression that we were going screw her in the end -- which really left a knot in my stomach.
