I was going to respond to each and every review but decided to write one addressing all the issues. I've read the majority of the recent reviews on here and agree and disagree with most of them. I myself have lived here going on 2 years in 2 different apartments. First off, these apartments are not brand new, yes they could use some updating, but I was aware they are not brand new when I moved in. A lot of people complain the fitness center is not open past 6pm, but it is actually open 24hours because I usually go in there around midnight after I get off work. As far as security goes, I asked my leasing agent when I first came to the property if there was on site security, she told me no, so I was never under the impression that there was security onsite. People with bug issues should call the office and ask for pest control which is free!! The water bill so far has not been an issue for my apartment but as far as the meter goes my bill is submetered and I don't think the Pavilions is using "group billing" as someone else said. A few complaints I have about The Pavilions are: people not cleaning up their dog's poop, the old outdated appliances and cabinets, the windows and doors are a little drafty, the pipes are noisy in the winter, and traffic around the holidays can be a little annoying. What I LOVE about the Pavilions: I've made a ton of friends here, the office staff has always been helpful and friendly, my dog loves it here, the mall is across the street, the property landscaping is always nice and pretty, and the parking is always easy. I've lived in numerous apartment complexes and they always have their issues, and there is always a few people who have a bad experience, but I wouldn't let one persons sour opinion cloud my judgement. I personally think the Pavilions are nice for what you pay and I plan on renewing my lease again in May.

Wow... either you were paid to write your review; or you have extremely low expectations!! Let me be real clear - based on the high prices of the apartments - The positives that the Pavilions have, do NOT out weight the negative. And, the negative things are SERIOUS problems. I also have lived in other apartments - including Waterford Commons in Manchester. I am also able to be able to make a clear judgement. And, the Pavilions is not pro-active. The office is constantly "putting out fires" - and also ignore a large variety of residents and their complaints.
I think you should open your eyes. I don't expect that anyone would move in thinking that there was employeed security staff. However, there are many things that the office can do, can fix and can implement to reduce the high rate of crime. Just call Manchester Police Dept -- or ask one of the neighbors who is a police officer. As for the Landscape - again. Low expectations. The landscape if fair == if you consider mowing the lawn a big deal then, I suppose you're right. However, many of the shrubs are dying or dead. There is a lot of flooding, which also creates a lot of other problems, dead trees - amongst our forest area... What plants, flowers, etc? You mention Bugs. Luckily, I haven't had a problem with bugs. However, I do have a problem with rodents. Yes, the office has a professional rodent company come - and, they are here every 2 months!!!! The fitness center that you speak of, is on the other side of the Leasing Office. It would be nice if both fitness centers were open. Your side does not have basketball... or several courts. You also did not indicate if the weight machine is in working condition or has broken parts... As for the apartment being old and having old cabinets and appliances - It is understandable. I have to have my sink and tub pipes "snaked" often. There is a mold build-up in the pipes, which was explained to me. I don't have a problem with it, so long as they are willing to take care of it. It is annoying.... The water heater is old, and is not always effective. When the heat is on, we are not able to have HOT water. During the winter this creates a major problem - and annoyance! Yes, the apartment is extremely drafty. I do have CL$P come, they cover my windows at no charge with plastic. However, what does bother me is if an appliance breaks down -- the Office would rather not replace it with a new appliance. My neighbor was charged a fee of $75 to have her stove replaced!!! (And, it is not the first time that I've heard of a replacement fee!!)
Do I personally recommend this apartment complex. Unfortunately, No. I have lived here for a couple of years and was a difficult decision to renew. I decided I didn't want to do all the work to pack up and move down the street to Waterford Commons or the newest apartment complex - WOW - that place is amazing!!!

I agree with you. I also live here. All I have to say is that all the positive comments come from the staff who also live here. Please call the police dept. to actually see how often they are really here. Too many to count!
