This is all my personal opinion. I am not quoting anyone verbatim.
(Honestly, I am afraid the staff will read this, and possibly retaliate).

Honestly, I could be redundant and speak of the lack of weather stripping, a dishwasher that doesn't work, flooding from pipes etc. That's not really what I believe you should think about though if you are considering THIS particular place. Especially if you have children.

The most important thing is the lack of security. The lighting in the parking lots is extremely dim, and some of the people that live here actually put you in a dangerous situation. The police are here frequently (and not just for patrols). I, myself, had to call the police on a suspicious individual and was told that if I needed to go somewhere, a police escort to my car was available because they were already in the complex investigating multiple complaints. As far as my neighbors, I have people yelling at 3 a.m. through the door to eachother. This happens nightly. An individual who was intoxicated went as far to ask me to call a cab for her (when I opened my door to ask her to please be quiet), and when I called the cab company they told me to call the Manchester Police Department because they refused to pick her up due to her "state". I have had neighbors (who were visibly intoxicated) offer underage individuals alcohol while sitting outside their door. You try to avoid them, but there isn't really a way around it. Constantly, individuals are yelling to my neighbors about "Having the money", and "Please let them in". Draw your own conclusions about what might be going on here. Again, not a one time incident.

With all of that set aside:

The office staff is extremely rude and unprofessional. I hate to say this, but they are the book that you can judge by the cover. Their work attire and the way they carry themselves pretty much speak volumes.

As far as the upkeep is concerned, there is virtually none. Forget about your A/C unit, forget about your weather stripping, forget about any appliances. Do not expect maintenance to reply unless you are willing to get pushy - and even then you will probably just be ignored or mistreated.

One thing I would advise is to have your A/C unit checked. Mine was without a filter for 6 months due to a negligant staff. Also, I had a blocked filter for months and was told that I'm lucky the system didn't need to be replaced.

My apartment flooded my second month of living here. It also had a major leak that caused a portion of the ceiling to come down at 2 in the morning months later. (pictures below). When they came to deal with the carpet after the flood, a table of mine was broken by the contractor. Then, when they came to deal with the ceiling... they came in without permission (after I told them in person that they did not have permission to enter) and left a tarp, paint chips, and paint on my personal belongings.

After I complained about this, I started receiving mysterious charges for strange things that had never been an issue before. Now they have dropped that charge after I brought up possibly getting a lawyer involved. By the way, the woman who handles finances is stunningly rude and has no interest in dealing with tenants after you sign the lease.

BE CAREFUL: Make sure you discuss all financial questions you may have before re-leasing. They tried to add an extra fee AFTER I had signed. I then informed them that would be illegal and would void the lease. Some people are not as verbose as I am. Just guard yourself.

***If you are a person who has any expectations about the place in which you inhabit, this is not the place for you. It is far too pricey for what you get. You are expected to pay the rent on time (ofcourse, like anywhere else) and yet... they will take months on a maintenance order and give you childish attitude. All that aside, you are downright unsafe here. Don't put your life or your childrens' lives in danger by moving here. Visible illegal drug use, suspicious individuals, crime, auto theft... it all comes with this territory.

One positive, they have pretty flowers they put out front. Please, don't be fooled.

Also, The staff requested pictures of the damage and yet are constantly unavailable to view the apartment or the pictures, so since I see they have time to post on here about how great this place is... I'll let the pictures do the talking.

I give you credit for sharing your experience. I have also shared my experiences. Suggestion for anyone having similar problems - instead of hiring an attorney - call the state!!! (A friend who is an attorney suggested I do that first.) And, boy - once the state came in - Wow, the repairs were made. The state is very aware of the problems and code regulations that are NOT MET (housing) - they do make an appointment to meet with you immediately!! Each time they come to your home and find problems that are not being addressed - the Pavillions gets fined $$. They listen to that! I can vouch for everything that you have written, as I have experienced it all. (Heck, and can ad so much more!) Thankfully, I'm not in a building where the big partiers, those who sell or "druggies" are. Actually, I'm in a building that is somewhat on the quiet side - but, then... no one talks to anyone. I've found this to be very common. Not really a "friendly" or "neighborly" community. And, I'm one to say "Hi" - sad. More people need to post their experiences - and to be honest, I'd like for Corporate to get involved. I don't believe they are aware of exactly how difficult it is to have simple repairs fixed - PROPERLY and in a "fair" time frame, plus the problems with the staff. The office staff... Sorry, Jody. You're a nice guy, but you need to be strong, a leader and speak up. Jody unfortunately sits in his office and does not want to be involved in any way at all. One blonde woman (girl?) who usually shows the apartments is truly the nasties of them all (besides the accountant). One one side, she will walk you through the apartment complex and share with you the wonders of the Pavillions. You need to not "look" - you need to stop and actually see and touch what she shows you, as she is there to make commission. (See comments about fitness room, etc.) She lies. And, if she is there to take a compaint from you, or you ask for a service request. She will look at you like you're an idiot - and tell you "what do you expect, you're living in an apartment". She will give you many reasons why things are the way they are -- but, has no understanding. One woman does live in the complex, and once you get to know her, she is very understanding as her family experiences what we do. But, again she has a job to do - she tries though and I do commend her. She's helped me (without her co-workers know) with who I should call to get XYZ repaired, replaced, etc. Corporate needs to come in and replace the office staff. This web-site needs to be spread to others in this Apartment Complex -- and outside.... Glad you wrote!
