Not very good, not horrible either

I have lived in the Pavilions for over a year now, and I still live here. I certainly have my gripes and agree with a lot of the negative posts I have read, but it isn't horrible here either. I live on the West Side of the complex and parking is great, I never have an issue getting a spot right in front of my door. It is also pretty quiet where I am, I never hear loud parties and while I can hear the people who live above me walking around sometimes, it has never bothered me too much or kept me up at night. I also am a dog owner and this place is really dog friendly which I like.
What I can't stand is how bad people are about picking up their dog poop! I always have a bag or two in hand and am not part of the problem, I think it is absolutely disgusting. But there are a lot of people who let their dog crap anywhere and everywhere around here and don't pick it up. I think it is great that The Pavilions has little bag and trash can stations where you have all the tools necessary to dispose of the filth, but try walking up to it is like a land mine! People actually let their dogs poop one foot in front a bag and trash station and don't pick it up!!!
I happen to have newer appliances so I can't complain much about my dishwasher or fridge but that was just pure luck. I have been to other people's apartments and seen what they have and they don't work properly and doesn't clean their dishes at all. I also have some water damage problems in one of the ceilings of my room, they came to fix it and even had painters come (who dripped paint on the floor) but they didn't do a very good job and while it hasn't gotten worse you can still see the brown spots. I also have gotten mold problems in one of my closets, which is right below where the former water damage was from.
I can also say that I see maintenance constantly driving around here but when I call for something they take days and days to come. I usually have to call back 2 or 3 times to get someone here. The gym is also totally crappy, the equipment is always half broken, 30 years old, and very small and stinky.
Good things' The pools are beautiful, especially the one next to the leasing office (surprise surprise). I love the big field where I can run with my dog, and I love how convenient it is to all the shopping around here. I also don't have any problems (so far knock on wood) with safety. I actually think it is very safe here! On a couple of occasions I have forgotten to lock my car door with my navigation and lap top in there (stupid I know) and nothing has been gone!
In short, the Pavilions definitely aren't the best apartments and for what we pay we probably should get more especially preventative maintenance wise. However, it isn't horrible either, it is actually pretty nice but you have to really luck out with being in a nicer building and hopefully with newer carpets and appliances.

I have lived in the Pavilions for 2 1/2 years and I will not be renewing my lease this time around. While some things are very nice (the pools are fairly well maintained, I can have my pets, my apt. is spacious), some things are sorely lacking considering the rent you pay here. I don't even know quite where to start.
While vermin can infest even a clean place, we've had problems with fleas, fruit flies and even mice!! (Thankfully, I have cats!) The carpets were supposed to be cleaned as part of our first renewal, but after several phone calls, I've given up and incurred the cost of doing it myself. Faulty light switches, broken track lighting, bathtub drains that don't drain worth a ... even my oven has been "red tagged" by the gas company as "Hazard" due to a missing insulation gasket (folks, this is serious... two days ago, they gave me a warning that if it's not fixed/replaced within 2 weeks, they will come and unhook it so the entire stove is unuseable). The only reason they replaced my antique hot water heater is that, during yet another repair attempt, a gasket or valve or somesuch broke and they couldn't get the part. We were without hot water for over 2 days... can't even wash the dishes, cuz this old dishwasher doesn't heat its own water! The gasket is shot on the fridge and milk frequently freezes or goes warm... take your pick. And yet the neighbor has all new appliances! It's hit or miss. The grounds look amazing... til you get past the rental office. We have no sidewalks for most of the walk to the bus stop, and our children have to walk in the "road". The posted speed limit if fair, but who enforces it when the employees themselves don't follow it? One employee almost nailed me and my child 2 days in one week when she was running late for work, apparently. They have no money, I presume, to put in sod or seed in front of the apartments near the back of the village, but they found the funds to yet MORE sprinklers... this time right by the front entrance where all the money comes in!!
People are horrible about cleaning up after their pets - and I was a dog owner until the recent passing of my own. People, pet ownership is a resposibility! Some will eventually ruin it for the people who do take care of business, so to speak.
You were lucky nothing was taken from your car. It's gotten so bad here that even my own son was ID'd and harassed for "hanging out" with a couple of his friends right in front of our apartment. That, and there is a peeping Tom... AND I know of 3 tenants for sure that have lost their GPS systems during break-ins. One of them was a convertible and I'm glad I don't have to foot the bill for replacing the entire top of that car! *ouch*
The "maintenance staff" IS always barreling around the place in golf carts, many taking corners so fast it's a miracle they don't tip them over. The mystery is, where are they going in such a hurry, since nothing ever seems to get done here! Even they don't set a good example for tenants who should be fined for driving so fast, or some punishment... enforcement...
There is playground equipment... did anyone mention that? The playground equipment is older and more unsafe than anything you'll find in the fitness room. What's sad about that is that hopefully, as adults, you can make the judgement concerning your own safety. Personally, I think kids usually should be protected from having to make that choice! C'mon, Jodi et al, you can afford sprinklers and all new appliances in the laundry room (which few use), but you won't invest a little to keep the kids safe and happy?
Ok, my last point for now... Jodi. He is seldom available for anything. I have to wonder if people who expect him to "participate" in the running of this place are singled out. I've had notices put on my door for the stupidest issues, no one ever calls btw, and yet, there are residents who have entire patio sets on the ground IN FRONT of their patios and never have to move them. Or park in one (sometimes using TWO) of the covered spaces, and yet some of us have cars towed (at our expense) because they haven't been used "recently" ... while others sit, covered and unused, for entire seasons... ok. Thanks for listening. You get all this for just one easy payment of $1425/month! I suppose it's not worse or better than most corporately owned apartment complexes... which is why I'm looking for a private arrangement when my lease is up (frankly, it wouldn't break my heart to break my lease and tell them to kiss my... )
