When I first moved to Ridgefield it seemed like a good space for the money. Honestly, I lived there for a year and the apartments really are not to bad. The reason not worth living here is the staff and the fact that they will NEVER have ANY answers for you. Midcon Partners, "The landlord" as the staff refers, is in New York. So, if you have any question about your lease or the terms, you need to ask "the landlord." Not only that, but there is NO phone number OR email address to do so. It needs to be done through the mail. This is part of my vacate letter. It will give you an idea of how difficult Ridgefield is to work with.:
I will be vacating apartment #___ on October 31st, 2006 for the following reasons:
Noisy upstairs neighbors:
During my lease term there was one move out and in above me. I NEVER heard my previous neighbors. The current residents in apartment #___ are VERY noisy.
Unreasonable rent increase:
The rent increased 9%. 6% maximum would??ve been reasonable.
Unprofessional leasing office staff:
I called the office on October 2nd, 2006 because I had not yet received a renewal notice. The woman I spoke to (not Kelly) was VERY rude not to mention unknowledgeable about lease terms in general. I was unsure when the lease was supposed to end, because it started October 8th, 2005, but I brought in a roommate on November 11th, 2005. I did not have the lease in front of me and couldn??t remember if it started over since my roommate came in. Her response to this question was, ??Read your lease.?? When I informed her that I did not have it, being at work, she said, ??Read it when you go home.?? After long pause in disbelief to how RUDE she was she said, ??If your lease started October 8th it would end November 30th the next year.?? I let her know that that statement was incorrect since I ALSO work in property management. She then replied with, ??If your lease begins on any day but the 1st of the month, it ends at the end of the full month next year.?? So, I said, ??Right, so it would end at the end of October.?? She said, ??No, at the end of the following month. Which would be November.?? I then asked if that is the case, would I be getting a renewal notice at the end of October. She replied with, ??Read your lease. If you don??t understand it, bring it to an attorney and have them interpret it for you.?? That is THE most offensive comment. I??m not sure what would compel this woman to say something like that. I do not have an accent and she knew I have the same job. After another long pause I asked if there was a generic lease that she could read to me. She again said, ??Read your lease.?? I then asked, ??So, everyone signs a different lease'?? She replied with, ??That??s not what I said.?? I told her I understood that she didn??t say that. I was asking since she implied there wasn??t one lease for everyone. She then said, ??That??s personal information.?? Then I asked if she could give me a percentage range that the rent would increase since part of my decision to renew would be based on that. She said, ??The landlord has to offer it to you.?? At that point I ended the phone call. I??m not sure where the leasing staff gets their training, but a revamp should be seriously considered.
To further infuriate me, the NEXT day, October 3rd, 2006 I received a renewal letter at my door with the date reading October 2, 2006. In the letter it states that my lease will expire on October 31st, 2006 and I need to give a 30 day notice if I plan to vacate. Obviously, you??ve realized that it would be IMPOSSIBLE for me to give a 30 day notice since I received the letter on the 3rd. Not only that, but under the date, handwritten, it says, ??Please return by 10/13/06. Thank you.?? So, I had 10 days to let the office know weather or not I??d be renewing. That??s simply ridiculous. When I called the office to address this I spoke to the manager and her response was, ??That??s how we do it every month. When they come in from the landlord we send them out.?? If the office staff is ONLY there to rent the apartments and NOT be a representative of the landlord, there should be a phone number or an email address to contact Midcon Partners.
As you can see, the noisy neighbors were the least of my concern to not renew.

You sound like a moron-If you have 30 days to notify your landlord-why didn't you? You signed a lease that said you would give them 30 days notice as to your intentions-you think they can read minds? And if you think your landlord's increase is high-shop around honey-all landlords raise rents-if they promise you no increases they are lying or not maintaining the place properly. 9% is very low comparativly speaking. You obviously are a prima donna who can't understand a simple lease. If you signed it-read it. If you don't like the place why don't you just shut up and leave??? |

About lease renewal I had a similar experience where when I inquired about lease renewal at the beginging of the month of lease due to expire office staff response was simply "You have to wait till you get it". And i got it 7th day of the month and a note said to reply by a date from week from there. I did not bother too much about it, becuase I had decided to extend, but whenever I want to move out in the future, to ensure 30 day notice to be given renewal notice should come at least towards end of the month, before lease end. Hope Midcon Partners pay attetion to this.

They suck, I was 1 day late on my rent and they stuck a Notice to Quit on my door, I lived there 2 years and paid on time. the one month I was 1 day late they do that to me. Plus I had Mice in the winter and ant infestation in the summer. Just NOT worth it. Let the mice and ants pay the rent.
