This place is absolutely ridiculous. I would not be surprised if every positive comment about these apartments was written by "THE Leasing Agent" (you know who you are!); I recognize some of his language (e.g., "my superintendent is awesome", etc.). Very funny.
Location and relative size are the only selling points for these apartments. Incredible rip-offs. I feel sorry for everyone who lives in them and everyone else who works for this company. Every step of the way, you feel as though you're being taken advantage of, from the showing to the signing to showing your apartment 6-8 months before your lease ends to dramatic rent hikes (695_725_775_835) to being screwed on your security deposit. Don't expect to feel like people within the company (the management and leasing office) are honest with you. Don't expect special treatment for having rented for a number of years. Do expect that your rent will increase, sometimes more than that being offered to newcomers for your apartment. Truly, an indication of how little this company cares about its clients. Things are done with the renter thought of last.
If you do end up living in these apartments. I'm sorry. Don't stay more than a year, despite calls 6-8 months before your lease ends stressing how your apartment will be rented tomorrow. There are many other options. Yale owns properties available to graduate students on Broadway, Park, Edgewood (all very close to the decrepit NHT buildings). There are other companies moving into the area with honest individuals who care about their renters.
Because of their location monopoly, NHT can be sure that it doesn't matter how poorly they treat their customers. People will always want to be close to the hospital or close to downtown. There is a constant market.
Your concerns are not important to them. You will be ripped off and you will be unhappy. Expect the water problems (hot, cold, you're actually lucky to get water at all some months); expect poorly maintained appliances; expect mice; expect roaches; don't expect to have friendly neighbors. It doesn't matter how many Yale students live in these buildings (a major selling point from the leasing agent); you won't see them. However, you will see the psychopaths and elderly (oft, one and the same) who live here with whatever assistance they get from the government, or as a result of their long tenure in these buildings. Expect half of the elevators to work half of the time, and when 'one' of them is working, expect it to be slow. Expect to get stuck in the elevator at least once (0.5-1 hour) if you live there more than a year. Expect the fire alarm to go off at least once every three weeks. Expect to get towed (either your car or your friends, and expect to pay 75-90 dollars retrieving it a block away. If you do live here, and have friends visit, don't let them park in the 'visitor lot'. They will be towed by 8am. So, on top of paying to park in the lot, you can pay to get your scratched, broken car back from the tower. Also, don't get parking in the bottom lot of madison towers. It leaks lye from the ceiling. You will have cement deposits on your car that will never come off. Good luck retrieving the cost of repairs for that. I'm told the garage for Crown has the same problem.
Speaking of that, in the basement of madison towers, every dryer smells of urine. There is one drunk woman (a definite sociopath) who manages to seed every dryer with the smell of her urine. She's been in the building forever; unless she dies or gets committed to a mental institution, your clothes will smell like pee.
In summary, I've been in New Haven for four years. I don't know anyone who likes living in apartments owned by New Haven Towers. I don't know anyone who had a good experience renting from this company. I do know loads of people who have been disappointed and taken advantage of. Don't rent here, not even for the 'short-term'. It sucks.
