PROS

Decent Amenities
Decent pool, tennis courts and gym. Pros that you handsomely pay for in the exhorbitant rent.



CONS


Elevators
Insufficient number - two in the back and only one in the front.
To make matters worse, they regularly break down.
To make matters even worse, management will claim that they will fix the problem over the next week and unfortunately that will never happen.
Get ready to use the stairs.

Doorman
No such thing - they are on lunch/dinner break half of the time - nowhere on weekends - and in any case gone by 8pm - so make sure you don't need anything outside of their regular office hours.

Spoton Wireless / Minol Sewage
The wireless network by Spoton does not work throughout the building. Dealing with Minol for the water/sewage is a nightmare - They basically will charge you whatever they feel like. Both issues are made worse by management's stubborn refusal to accept that anything could be wrong witht these suppliers' service.

Security Deposit
The contract will state that "wear and tear" is excluded from any damage. There is no such thing, in practice they will charge you what they feel like upon exit, whether there is damage or not. I was complimented for how I kept my walls upon returning the apartment, yet was still charged 6 hours of paint job for them.

Customer Surveys
Beware of any customer satisfaction survey data they may show you. In my case at least, they attempted to extract this prior to my moving out, i.e. before I had the opportunity to experience their fraudulent practices on the security deposit.





I am gauging interest for a class action lawsuit to recoup the portion of my security deposit they have yet to return. I suspect that this is widespread practice at this and other properties they have.

Prospective tenants still keen to live there should negotiate on rent. They had plenty of vacancy at least when I left and were desperate to negotiate a deal.

Upon putting down a security deposit, know that it will NOT be returned to you upon vacating the property. They charge you for EVERYTHING. I have lived in apartments for years and have never had to forfeit my security deposit.

I agree they nickeled and dimed me on the security when i left after 3 yrs. They charged me 50 bucks cause there were water spots IN THE SINK and charged me for cleaning. I also was charged cause there was dust ON TOP of the Fridge. After fighting with them i was able to get back 200 or so.

I'm currently have the same security deposit issue in Maryland--wanting to charge for carpets that I recently had cleaned and to paint an apartment that I've lived in for four years.

you know Diana the terrible obnoxious manager was at Avalon Grove before Greyrock, she ran that into the ground before she left, under her the management were so awful did not get anythinkg done, or it was always a very big problem, it was a nitghtmare for so many that lived there, all the same issues, & the same with the deposits. they were in court all the time either taking or being taken by temnants, they got rid of Diana and all the people that worked there (apart from two) because they were so corrupt, she would often been seen smoking or arguing, seems she is doing the same at Greyrock, DO NOT GO THERE IT IS NOT WHAT IT SEEMS!
