We have lived in Avalon Stamford Harbor since June 2006 and overall we are pretty happy here.

There are several areas that need improvement BUT despite bringing these to the attention of the managment, nothing changes:
1) Swimming Pool only cleaned once a week and we always get ill when we have been for a dip
2) Business Center is crap - the computers are slow and do not have the software on that I need to work (such as Adobe Acrobat)
3) Rules are broken constantly by fellow residents - particularly concerning the pool and dogs on leaches. Management does NOTHING
4) There is a hand sanitiser outlet in each of the trash rooms but this is never refilled.
5) Weekend conceige leaves a lot to be desired - she does nothing and if you ask for something you feel very uncomfortable for daring to ask her to move from the sofa.

On the positive side, the amenities are pretty good. We don't hear our neighbours much although we have had issues with the guy below us as apparently he hears everything we do. The location is good and we love living on the habor. There is a free shuttle bus to the station on weekdays and a public bus service from right outside.

Our dealings with the office have been mixed. Once our rental cheque got 'lost' in the post and we got charged for a late rental payment, even though we explained the situation. No flexibility at all, even around Christmas when postal services can be slower.

We have also had maintenance issues - air conditioning broke and they came and fixed it promptly but it failed again a month later. Recently our bolier failed and we had no hot water or heating. This happened 3 times in one week. In the end it got fixed but only after we got assertive with the office.

Overall not a bad place to live but would not want to be here long-term.
