good location, quiet, but needs investment and upgrading.

The apartment building is in an excellent location, and is quiet (especially the apartments at the back), it has good soundproofing between apartments and from those above. The staff are polite and friendly and react well to problems. Unfortunately however the building needs major investment and upgrading. In particular, the elevators are constantly needing repair, the hot water goes off regularly (3 times this month), they presumably use the cheapest contractors as the work done is extremely poor quality, and lastly, smoke from heavy smokers' apartments will drift into your apartment if you're opposite or next door.

This is an honest, accurate review as I can say as a past resident. They do need to improve the quality of the maintenance staff and replace those damn elevators.
