You can probably get more for less elsewhere. In addition to overmarket basic rent, there are a number of additional hidden and fixed fees that are excessive. The location is pretty, but inconvenient. Tenleytown Metro is at least a 20 to 30 minute walk.
Some of the staff are friendly and helpful (particularly concierges, maintenance staff, and Lani in the leasing office); however, senior property and fiscal management can be unresponsive and defensive. There are superficial improvements, but the basic infrastructure is old and worn and things frequently break down. For example, water pipes are corroded and do not provide consistent water temperature. The garage is cramped and difficult to maneuver in. Garage exit is always breaking down. A/C system is old and outdated.
Safety issues -- although there was a break-in to a ground floor apartment, lighting in back is still poor.
Other safety issues -- building fire alarms are not connected to the local fire department and are inaudible in some parts of the building. Recently, there was a series of false alarms demonstrating inadequacies in the system, but there has been no systemic improvement. The building appears to have no evacuation plan. The poor concierge on duty has the simultaneous and inconsistent tasks of (a) seeking out the source of the alarm and determining whether there is a real fire; (b) calling the fire department if it is genuine; (c) fielding phone calls from those tenants who can hear the alarm who are asking whether there is a real fire; and (d) staffing the front door and coordinating with fire department officials when they arrive.
Quality -- For the price, one would expect quality materials in the apartments. However, carpeting is thin, paint job is shoddy, kitchen cabinetry, countertops and flooring are all laminates. Apartments are not well soundproofed.
Management makes clear that money is the bottom line, despite the advertising (e.g., "time well spent"). They are quick to charge exorbitant extra fees for everything but apologies for failures and inconveniences are rare and token rent concessions for major inconveniences are non-existent. For example, the building failed to anticipate one of the first hot spells in spring (despite their posting of the weather forecast at the concierge desk) and neglected to switch the HVAC to A/C in time. Temperatures in some apartments soared into the high 90's for a couple of days, putting infants and disabled tenants at risk.
One minor inconvenience, though worth considering by some people, is that there is no community bulletin board and thus no vehicle for tenant-to-tenant communication. All communications are posted by management, with a few notices from tenants allowed that are approved by management.
