I see alot of students in this building but have not had any problems regarding loud, drunk and abnoxious AU students that other people complain about. Overall, the building is really great. The location is wonderful and I like how Avalon is surrounded by trees so you don't feel like your living right on top of the street. My apartment is huge for DC and the building is nicely maintained. However, my big problem is with the leasing office and their inability to properly calculate rent. I have been sent overdue balance letters when I have payed the rent in full and find their calculation sheets detailing the prices they charge to be confusing and problematic. The fact that Avalon constantly tries to overcharge me for fees that I should not even be paying is ridiculous. Also, I just found out that Avalon does not pay for your utilities, I never expected this considering most apartment buildings cover basic utility costs.

I love my apartment and the location and the people who work at the front desk, BUT really feel the management needs to get organized. Despite their high tech computer database, most of the people in the leasing office seem clueless and are not helpful.
