This community needs a great deal of work. When I first tored to community I asked if it was noisy. The management lied to me and told me that it was not. The person across the hall from me slams the door every time she comes and goes. I can also hear everything that goes on out in the hall. I also have the distinct pleasure of living next to the trash chute. That too is extremely noisy. As others have noted, you can smell everything going on in your proximity from bad food smells to garbage. The staff is poorly trained and often rude. The TVs in the gym do not work properly, and my requests to fix the problem have not been addressed. The heating unit is falling out of the wall. They shut the water off often and had construction going on in the basement for months. I would suggest looking elsewhere. This is a poor choice.

Why do so many people love the place? I spoke to several residents. All said they LOVE it. None had any complaints. They said the area is peaceful. The Community seems quite charming. The environs is elegant and upscale. My concern is the greedy management. They are offering free rent for a month and yet jack up the prices elsewhere to make up the difference. Staff was quite rude, I'll admit. Not rude, necessarily, but more interested in bottom line than in providing the patron with the best experience possible. My impression was that their intent was to get as much money as they could from the patron. I am not sure Avalon is a good investment. Do intelligent people fritter away their money -- especially on rent? Wouldn't they rent a reasonably priced apartment of good quality and then invest the difference, with the view to future purchase of property. The fact that you can afford Avalon, doesn't necessarily mean that you should waste your money. I am not clear why it is so expense. Elegant environment? Absolutely. Well educated and well mannered residents? Yes. Wonderful views. Elegantly designed apartments. Gorgeous place to entertain and show off to friends. Convenient location. But are all those bells and whistles absolutely necessary? The management seems to want to assign fees for every little thing. They seem to be narcissistic and focused on exploiting tenants. I also noted the snooty attitudes -- like they are making a killing in salary but then look down their noses on the tenants who are so impressed with the packaging and too stupid to know they are being suckered. In thei economy, I am not sure I would recommend this apartment. I was told I would have to pay $3000 in cat rent for a year! $100 for both cats per month. ($1,200 for the year). $700 or so nonrefundable cat fee (for "rent" as they are tenants too, I was told.) and then another $700 or so to tend to the damage the pets would do to the apartment. To me, this is an outrageous amount of money to spend, even if you have it. Would Warren Buffet pay $3,000 a year for the privilege of sharing a small unit with his pets? And $200 in utility bills per month? Many apartments include untility with rent. I kept thinking -- how could anyone with half a brain accept an arrangement like this? What am I missing....
