Just OK and way overpriced

This place is WAY overpriced for what you get. The building itself is very attractive, inside and out. However, the walls are thin (I can hear neighbors from two apartments down and across the hall arguing FROM MY BEDROOM), the gym isn't great, and there is no pool as with other apartment buildings in the area. The "lovely" rooftop is just some trellises covering the mechanical units and some tables and chairs. I would much prefer a pool. You can sort of see parts of the Capitol and the Washington Monument, but mostly it's just other ugly buildings.

I get hit up for money when I leave the building, and homeless people hang out everywhere (no doubt spilling over from the shelter on the next block). They urinate in the alley behind the building, and one even chased me down the block one night. Someone sneaked into the garage behind a car, and fortunately someone saw and called the police. But apparently a homeless person successfully got in through the open alley door and decided to move into the bathroom downstairs.

Apparently it's lose-lose on the noise issue as well. The alley side gets noise from the Verizon center spillover and the bar on the other side of the alley, and the crazies hang out in front of the street side of the building all night, screaming at themselves or anyone who passes by. Sometimes the police divert Verizon Center traffic around the front of the building, and they are out there blowing their whistles and yelling at traffic for hours, often late at night. The fire station is a block or so away and fire engines roar (loudly) past at all hours. There is also a day care full of screaming children directly across from the building. As if that weren't enough, there is a marching band that practices on the street on some nights. And these issues are by no means limited to the lower floors.

Also, they have been "repairing" the elevators for 9 months now, with no sign of finishing. They generally work, but sometimes it takes 10 minutes or more to get one of them.

One final thought - if you do decide to live here, I would by no means walk more than a block north of H St. Everyone insists that this area is gentrifying, but it seems to have hit its peak and started sinking back into decline without ever completing the gentrification process. I guess it was an experiment that didn't work.

The only bright spot is maintenance and the concierges - they are always helpful, quick and in a good mood.
