Moving to CPP has been one of the worst mistakes I think I have made. Walking through the rotten-smelling hallways full of druggies, drunks, sexual predators, and thieves drains the juice out of you. What worse to come home to after a long day of work'' There is a difference between living in 201 I (where the leasing office is) and living in the other two buildings (101 and 103), so pay close attention to that if you decided to do a walk-through. The management remains the same low-class, unprofessional people regardless of where you end up.

Maintenance is terrible. My balcony door lock had broken and no one had came to fix it for almost THREE weeks, even though I called every day. The drug problem is serious here, and I have yet to see any action taken against these people. The elevators hardly-ever work, and when they work they are filled with trash, urine, or smell like smoke. People constantly get solicited for sex in the elevators too!

There is ample parking and they still make you pay, and cars aren't even safe in the parking lot!! There are people roaming around at all hours of the night making noises in the hallways and starting fights. The police/fire dept/ambulance show up just about everyday. Safety''' Are you JOKING'' If you have kids or pets or even are considering having family or friends over, this is not the place to be! I've been harrased coming down the stairs and told I can't pass unless I give them money'!'!

So, if you want to pay $1000 for this, go right ahead and contact CPP @ 202-488-4500, or you can just start looking for a better way to remain safe and invest your money.

This person has described Capital Park's apartments to the "T" I live in Capital Park Twins the entire situation described above is the same in both twin buildings. Edgewood Management olcated on the premises has allowed these buildings to become slum proerties. The outside landscape is kept better than the apartments. Residents have been trying to get rid of the manager Sharon Holland and her cohort Pat Rooks.

Don't think you are safe at CPP. Here is a copy of the letter I sent to the management and I whole heartedly agree with everything that was said above: Dear Sharon, I am the owner of the 2008 Honda Accord that was broken into last night. Here is the police report number: 079-002. I so much appreciate the help of the security guard who was on duty this morning. She was sincere in her desire to assist me and I applaud her for that. I would like to address the issue that anyone has access to the garage even though only owners of vehicles, the management and the security should have access to places where residents who choose to have the added expense to park in the garage, There is no denying the fact that we live in an area that suffers it's share of crime in our city. The statistics prove that we live in a violent and dangerous area. Therefore the additional amount that garage parkees pay each month is supposed to help ensure that their lives and their vehicles will remain safe. In reality, garage pass holders are required to present a pass to get into the garage with their cars but anybody can come and go into the garage as they please on foot. This leaves me with an unsettled feeling. I am sure you have written somewhere that you are not responsible for damage to cars that are parked on your property but there are two easy things that could be done to give a little more peace of mind to the people who care enough about their vehicle to store them in the garage instead of on the street: #1 Only those with valid garage parking passes should be able to gain access to the parking garage whether on foot or by vehicle. #2 If you are going to install video surveillance at the basement entrance to the garage expecting that this will be a deterrent to criminals, then you need to either alarm the emergency exit into the garage or install more video surveillance throughout the garage, especially at the emergency exit where potential thieves and vandals can gain access and avoid being seen. This event comes shortly after my car was seriously damaged by a careless delivery driver which resulted in thousands of dollars worth of damage. I had just had my vehicle returned to me one week ago so you can imagine my anger and frustration. Now I am out $500 to cover my insurance deductible and have to suffer the inconvenience of not having my vehicle while it is being repaired. The fact that this could easily happen again and could have been prevented only makes me question whether I will continue my residence in the building. My sense of safety and peace of mind will not exist unless changes are made. I was lucky this time that only my car was damaged. What is preventing a more insidious and violent act from occurring?
