The buildings are literally a construction zone and a sewer. Expect your privacy to be regularly invaded by filthy, inept contractors and maintenance staff who do not know what they are doing. Residents use the word "CRAPSMANSHIP" to describe the quality of renovations and repairs here.

Do not expect any customer service from the building?s managing agent, the American Rental Management Company. (Do not expect any cooperation when you complain to the DCRA or the D.C. HFA about living conditions here, either.)

A once quiet community has been turned upside down by the new ownership (since 2002) who have duped the municipal and Federal government into exempting the properties from rent stabilization, turning the buildings into a veritable housing project, and creating quite a boondoggle.

Long-time tenants who could afford to leave have left. Individual tenants and various tenant associations are suing the tangle of vertically integrated, incestuously related shell corporations and partnerships who have turned these properties upside down.

The buildings are unsecure and unsafe, second homes to the police and fire departments. They are also a second home to a number of nonresidents that can be found sleeping (or worse) in the halls and stairwells.

Unless you WANT to be a prisoner in your own home, or a virtual lab rat in a mad social science experiment gone terribly awry, RUN, DON?T WALK from this godforsaken hellhole.
