OMG! How can people live like this, they sell this property to get decent people of all different cultural backgrounds to live at this place, but that s only to get you onto the property! They will sell you the views, the Potomac River, the Metro Station and the soon updated Safeway construction site, BUT this place is not what it s all cracked up to be, this is the most expensive ghetto in South West, DC

My girlfriend and I use to live here and we had to break our lease after 10 months. The building just replaced the elevators about a year ago and they smell like day old piss anytime after 5:15pm, during the day it seems great, but at night its hell on wheels. Driving pass the place it seems to be okay but at night men and children hang around the nasty playground. During the summer, and winter months when you think the controlled air should work normally, they end up breaking and then a few days later, when the rental office is experiencing the heat during the summer, or the chill at winter time, the office then decides to respond with an incorrect grammatical error typed letter that would only pass if a 3rd grader wrote it. The place if filled with mice, roaches and those silver things.

To my Caucasian brother and sisters don t waste your time, my girlfriend is a black American (so don t get it twisted, I m not a racist, I m only trying to make people aware).

The new managers are Ghetto FABULOUS! With a pocket dictionary! This place is too over priced, don t let the table in the center of the lobby or the coffee prepared in the morning fool you.

BUT, if you don t mind any of the things mentioned, please be my guest and move there to 325 P Street SW, Washington, DC 20024 right along with some of the section 8
Voucher tenants who don t care where they live.

Touch??! I am not Caucasian. I too am a black American woman who previously resided in those over priced 4 bedroom townhomes for 1 year (only!). My husband and I were extremely disappointed with the rift-raft there! The late night arguments, the evident peddling of drugs. We are a professional working family and for the amount of rent we paid not including the outrageous parking fees for our vehicles; we could have been paying a mortgage in a calm decent and diverse community. So believe me, you were not alone with the disgust!

I could not have agreed more..The apartments/townhouses are nice on the outside, spacious on the inside, but management is ghetto FABULOUS!! They half way come to work but receive a paycheck from our funding. They even moved a REFRIGERATOR in the managers office and place the table where you are to conduct business out in open for other tenants to hear your personal SSN, Name, DOB, Amount of Rent paid so that others may hear and possibly steal your identity. A REFRIGERATOR though in the office but not the table to conduct business...They are serious housing violators to the upmost and the two stupid black managers in office are either with it or receiving a kick back. This property is not worth the amount of money you pay for services. They respond quicker to WHITE tenants verses the ------ and it does not have a thing to do with Section 8. The section 8 tenants that live on property majority working professionals. Management is a bunch of racist and the accountant commits fraud. I am waiting for them to be sanctioned due to their violations whereas I have already submitted a complaint to fair housing. The even changed a floor plan for WHITE tenant and upgraded the entire unit down to switching the stove from gas (like all tenants have) to electric. The WHITE family is the only family that has a different floor plan that was AUTHORIZED by another white individual working for this company. Yet all the other tenants have been waiting for request such as those that have never been replaced yet they used funding to modify that unit. IF that is not a housing violation, what is? The section 8 voucher holders are placed in different color jackets just to recognize which vendors you may call. And the new managers are with it therefore, they will brought up on charges as well since they were informed when they arrived. Do not move here unless you are going to be part of the class action suit against this management company. Slum lords to the fullest!!

The building has gone through several management teams, a couple of which, have placed at least two dozen white and welfare families in the building through government contracts -- at least two WHITE households were a part of a St. Elizabeth Mental Hospital housing bailout, so let's not insert race where it does not belong. The truth is that the owners have changed several times in tough economic times and have forced the majority of hard-working American families to be surrounded by the ungirded. As of May 2009, the building owners have changed BACK to the originals ones from almost 40 years ago, and we are pleased to have the whiners, racists, crybabies, ghettophobes, GONE. Channel Square is not a ghetto, otherwise, you never would have made it out...get your facts straight. **I love the way the first respondent cops race, as if it is okay for decent Black people to live in ----... and the fact that you would troll yourself as Black tells the REAL story.

To the ignorant person claiming to not be "racist" but telling his "Caucasian brothers and sisters" to not move here, please shut up. How stupid can you be to think just because you have a black girlfriend (which I don't believe at all, unless you are like a slave master sneaking in the slave quarters at night), makes you NOT racist? The very tone and title of your post makes it clear that you are, because if you weren't RACE wouldn't even have been brought up. Take your Aryan/---- mentality some place else. Anyway to give an honest review, I use to live in this building and yes a lot of the tenants are indeed trifling and allow their children to go all hours of the night around the complex. I know I've heard its' gone down hill then up again, but as someone mentioned, they shift management a lot in this building, which I would have hoped changed by now, but of all apartments I've lived, accept the one I live in currently, I loved Suburban Hill because a three bedroom was around 1500 - 2000 sq feet. I did not have problems with roaches, mice or anything of that sort because unlike most people, I don't live filthy, nor did I witness any crime. The only problem I had with the apartment was people going in and out of the stairway doors and slamming the doors all the time and the unruly children. It is definitely too expensive and regardless of race, when you pay high rates for an apartment such as suburban hill you would expect a more decent environment. I didn??t have any problems with feeling safe, I just had a problem with the children running around unsupervised, but as with any place, you have the blame the parents, but due to the times we live in, unfortunately, morals are at an all time low. I saw people of all races in that building that caused problems. It??s a subsidized building that has special rates for lower income people. This is why you have to have the intelligence to do more research on a place before signing a lease, so don??t blame race for your stupidity Adolph ------, you were the one that didn??t read the fine print. All in all, I give Suburban Hill a 3/5 and the only reason I give it a 3 instead of a 2.5 is because the individual apartments are great.
