Pros and Cons - mostly Cons

Pros:
- Units are typically well sized for DC (800sf for a 1BDR).
- Onsite fitness center (although small) and a roofdeck.
- Close proximity to Metro (red line).

Cons:
- Noisy dorm-like building. Lots of students and noise.
- $500 move-in fee.
- 60 day notice required upon move-out.
- Unresponsive management. Part a large publicly traded company where decisions are made by corporate and onsite staff appear to have little say or authority. Front desk staff do little more than sign for packages (which is helpful) but are generally not pleasant or responsive. One exception is Akim (spelled incorrectly I am sure) who is very friendly and helpful.
- Large rent increases in subsequent years. You may get a good deal the first year (although they are asking quite a bit more for the units compared to when I moved in) but when you get your flexible lease renewal. Your renewal options will be a lot more to renew the lease for a year, drastically more to renew for six months, and way to much if you choose to stay month-to-month.
- Building is a contractor zone much of the time. Much of the work is done poorly with little respect for daytime noise level or the possessions or safety of residents. Some of the work has been nice (new windows have reduced noise levels even if the style was not a particularly attractive choice) others, such as installing a grocery store style automatic door in the lobby and putting large fire alarm/strobe lights in each apartment, make the building less appealing.

Overall I would not recommend Cleveland House to anybody. The physical building is great with the fitness center and large apartments but the crowd is unruly, the management subpar and you will start to think that you live with a family of contractors. I am intending to move out a soon as I am able, particularly since my rent has ballooned.
