Great Location and Good Management

I lived at the Flats for a little under a year and I really enjoyed my experience living there. The location is amazing and one of the big drawing points. From the Flats, you are within easy walking distance from the metro, the downtown business district, West End, Dupont Circle, Logan Circle, George Washington University, and Rock Creek Park. Also, you're within a 20 minute walk of Georgetown. The neighborhood itself, Dupont, is safe and beautiful with amazing historic architecture, treelined streets, and classic red brick sidewalks. You also are surrounded by restaurants, clubs, and shops all within a few blocks radius making the building's location very convenient. Just on that alone, it's a great place to live.
As for the building itself, the fitness center was great and the heated pool and e-lounge were really nice touches. I have not seen any other Washington apartment buildings with heated pools. I found the management to be very professional and responsive. The common areas of the building were all kept clean and in good working order. The management office and maintenance handled all my problems in a timely manner. The office staff was always courteous and always professional. One time I had a bathroom ceiling leak, requiring the a replacement of the bathroom ceiling. When I reported the leak, maintenance responded immediately (it was a Sunday). And without skipping a beat, the maintenance staff completed the repairs (including replacing and repainting the ceiling) in about 2 days without any further inconvenience to me. The front desk staff, especially Sam and Pam, were also very helpful, professional, and friendly. They really helped keep the building a warm and inviting place.
There were some cons though. The rents are very high and I felt that a lot of the fixtures within the units could have been nicer. The windows (which I think were being replaced around the time I left) were single paned and rattled when hard winds would blow. They did little in the winter to keep out the cold and usually were not good at keeping out street noise. For what you pay in rent, the fixtures and windows should be nicer. Also the laundry room could have had some nicer machines. All in all though, a great building.
