The Hamilton House is solid, if unspectacular. The building is aging, and the spaces are small. I am paying $1400 (including utilities) for a tiny studio. The kitchen is terrible. There is no dishwasher, the stove-top is pretty bad, and the kitchen ventilation is so bad that it often sets off the smoke alarm. There are also no deadbolt locks, and parking outrageously costs $250 a month, so I keep my car elsewhere. Clearly the sign stating that this is a luxury building is a misnomer. These are the bad aspects. The best part is the location, just 2 blocks southwest of dupont and 2 blocks northeast of washington circle, and 10 minutes to Georgetown. The doormen are nice, the building staff is attentive, the laundry room is surprisingly functional and kept up to date, and the public areas are well kept. I had heard about the roach problem prior to moving in, but so far I have not seen a roach. In sum, I am overpaying for a tiny space that is pretty mediocre, but the location and the building are good.
