I picked Mass Court because of its location and because they allow dogs, although on top of the $500 nonrefundable pet deposit, you have to pay a ridiculous $25 monthly pet rent - which I was told by management they charge "because they can." Without its location and pet policy, the building would have nothing going for it. It is overpriced, loud, overrun by disrespectful GULC and other students, and seems to operate as more of a frat house than the upscale apartment building it holds itself out to be. In the 2 1/2 years I have lived there, the market value of my apartment has gone up by more than $300, while the building itself has steadily declined.

Management is rude, incompetent, unfamiliar with DC housing law and the content of our leases, and the constant turnover makes it nearly impossible to get anything done. A couple of the concierge staff, on the other hand, are incredibly nice and friendly. The overnight concierge, when he isn't asleep or watching TV, is rude and useless. Why he hasn't been fired is a mystery.

When I moved in, I was told that I would only be responsible for my own gas heat and water; with no notice, after over a year, the policy changed and now I get to pay for gas heat based on square footage so Mass Court can have me chip in for heating the entire building. That would be great if I have EVER turned on the heat in my unit.

Trash is constantly piled up by the freight elevator and backed up in the trash chutes. Things are always breaking: for example, the AC was installed wrong, so it doesn't work in the lobby or hallways (supposedly they ordered a part...) and to get it to work in your apartment, you need to set it at around 70 degrees; there seems to always be some sort of elevator problem, not including that the morons in the building can't release the freight elevator when they are finished using it. My bathroom sink hasn't drained right since I moved in, and they still haven't been able to sort out how to fix it. When something does break, good luck getting Maintenance to promptly address it. Or to fix it right the first time.

The "kids" who hang out up at the pool like to throw bottles into the courtyard, not to mention that because there are so many students in the building parties and noise complaints are the norm. As are broken glass, beer bottles and other assorted trash in the elevators, entranceways, and hallways.

If you don't care about being charged way too much for an apartment for what you are getting or if your are strictly looking for location, than Mass Court might be for you. Otherwise, keep looking.

First of all in response to your comment about the leasing office. The Mass Court staff is familiar with the D.C. laws as well as fair housing. If you were the slightest bit familiar yourself, you would know that one can not discriminate against anyone who wishes to live at Mass Court. Thus with that said, the spoiled rich G'town law students with the help of there parents, can live at Mass Court!!! DUMB ASS

Response 12/17/2007 comes from the leasing office computers... this based on the IP addres. What a great bunch of people you have there! Specifically, it looks like an office computer as opposed to one out in the open. (e.g. not the building business center)
